I like the fact that there's a big variety of stores. We have a family from ages of 48 to 4 yrs old and I can always find stuff for everybody! I like the new map screens they have to locate the stores. Don't like that the employees don't know how to point you to any other store besides theirs though.

Great place to go shopping for tennis shoes & sportswear. The following stores that are located at this mall are Adidas, Nike, Reebok, New Balance and Under Armour. I found that this stores have the best price selection. There's also a Columbia clothing store with great sales.This outlet mall is a great shopping experience.

Best prices for name brands in clothing, shoes, jewelry and accessories. Open parking. There is something for everyone shopping from Brooks Brothers, Best Coach Prices you will ever find. Kay Jewelers and Jareds, Sun Glass Hut. It's a 2 day shopping spre if you really want to cover the whole mall.

I got a Christmas gift from fossils a gold watch and I went to visit this store for adjustment of the wrist band , I did not have a difficulty in finding the store even it was a cold and rainy day all because the names of the store is easily seen on the outside advertisement as I was driving around , so I just park where the store is located Fantastic Place to visit and Shop
If anyone would just like to see and visit this place for any reason walking, browsing, window shopping and planning a future gift ideas this is the place, sales after sales from different designers stores are being offered so get in the mail list so you can get connected.

This place is fairly close to where I live and it's okay. In many stores, I do not find the prices to be much lower than other places but sometimes you can get a very good deal. The overall place is kind of run down. The food is fast-food- court style. Some clothes seem out of date. But if you are willing to hunt, you may find a good deal in a designer purse or outfit from Coach, Tahari, Kate Spade, or something like that. And there are tons of stores including a very good Vera Bradley outlet. Pack your patience and and walking shoes and you may find a good deal!

The premium outlet mall is a nice collection of stores, it's an outdoor mall so be sure to check the weather forecast before you go. We were visiting the Houston area and weren't used to the weather, which seems like it can change quickly.
The mall is in an area called Fairbanks, which is at the outer most edge of the Houston suburbs and is a newer developed area that's probably for in the middle-to-upper income range. The stores are mostly matched to that with stores like Armani, Lucky, Hugo Boss, and Robert Graham on the higher end, and Perry Ellis, 7 For All Mankind, PacSun, and others like that.
We had a good experience with the staff in most of the stores and the food court was decent too. Would return if we're back in the area again.

It is in Cypress 30 minutes from Hosuton, as all the premiun outles very good. There are always considerable promotions. stores of all styles, this time the offers in shoes and women's wallets were up to scratch. Eye in summer is very hot, leave with proper clothes and bring water because the temperature is really extreme and between warehouses is outdoors.

A lovely mall with plenty of bargains to be had. Lots of shops and a wide range of food and drinks available.

This is one of the only places I shop in the Houston area. The prices are great and they always have holiday sales. Also if there is a star on the shop door/window they honor vets and military with a discount. There tends to be a lot of tour buses but it isn't an overcrowding of people. My recent trip there was on Mother's Day and St John store had champagne, expensive chocolate treats for shoppers.

I noticed some stores were more outlet prices than others, which is why we go to the outlets in the first place, so don't know why they all aren't outlet prices, They have so many stores, it is really great. I rented the cart to push around and I am so glad I did. We got some really good buys and I enjoyed my day there. Clean and great atmosphere, and food court was nice also.

There are many stores to visit that seem well stocked. Its a bit confusing to find what you are looking for. Its hot outside in the summer.

Variety of shops in 1 convenient, easy access mall. Great location for people who live in nortwest part of town.

I visited the outlet to shop for a trip to Las Vegas & I was able to get everything that I needed for reasonable prices. This outlet has stores from the low end to the high end and is very clean & well lit. Parking is very easy & accessible. It has a food court which is very clean and well air conditioned. Overall, this outlet is well maintained.

Great shopping with a LOT Of bargains!! Small food plaza with ok Food! But hey, WHO is here to eat?! ;) outdoor mall so on hot days IT can be a pain!

I really love this place, but not during summer time. Too hot for me to be outside. People walking smoking. They should be more tuff with that.

Lots of great store choices, great bargain shopping for name brands. Very well maintained with good food choices, as well.

From the UK, so whenever in Houston always take a trip out here to get some gear. It can get really busy at the weekend but during the week it is a lot quieter and that's the time to go. Has everything you need and more. Decent food court as well with plenty of choice.

This place is nice for some discount shopping and there are lots of stores. There is a starbucks and nestle cookie company for anybody's convince.

We’ve been to Houston a few times now and haven’t been to this shopping mall yet so have it a go this time around. The range of shops is extensive and there is plenty of parking and space.
Not as big as some outlets we have been to in the US and there was no North Face which was a shame as we always like to stock up on TNF gear while here.
The only reason for not giving a five star review was because the food court wasn’t very good in our opinion. I think here were four types of fast food joints which for a place this size was disappointing

Had a good day of shopping at this outlet mall. A variety of stores, but less impressive than when I last visited in 2014. There are several stores not occupied at the moment. My favourite store, Diesel, also closed down. That being said, found some great deals and discounts. The mall offers all the big brands with the best prices. Had a lovely grab and go lunch. The free wi-fi on offer does not work very well. Best place for designer deals shopping.

This is a very affordable place for clothes and accessories. A great place to visit with your family.

Convenient, clean, well laid-out mall. Great prices on Vera Bradley bags and accessories. Found just what I needed at the Hanes store. They need to add a more useful map/store guide on their website.

There are a lot of nice stores here. We really like the Columbia store which we have to stop at on every visit.

Everything I was looking for, only 35 mins away of the Houston airport, we rented a car, got there, did splendid shopping, and came back all in like 4hrs...

I come with family and friends here all the time. They always have specials and discounts all the time. I get my clothes for the cheapest price here. And the outlet clothing quality is not much of a difference to the regular brand clothing. I always find jeans for under $20 and good brand shirts for under $20 sometimes under $10 too. Awesome place to go. Definitely will come back every chance I get just like I've been coming every time.

Great outlet mall. Food court is decent. Starbucks is good. The outlet stores get good prices. Busy on weekends and holidays so plan accordingly. The surrounding area has been built up quite nicely with some fast food places, strip mall, and additional stores so if you have not been in a while there are more options for shopping and eating.

The reason i am giving this an average mark is the design. I hate that it is all outdoors. If it is raining or triple digits, you are stuck in it. During the fall when it is cooler out, I enjoy shopping here much more. Great stores, just poor design in my opinion.

Every time I bring an international visitor to this counter: is a mess. The rules change depending on the mood of the person taking care of the customers.
They treat the visitor like if is asking for a free ride !!!
Note for the management: DO A MYSTERY SHOPPER VISIT AND YOU WILL SEE THIS HAPPENING TO YOU.
The people at the counter are prepare to be very very negative - they want everybody to know all the rules associated with tax free shopping since they have no patience to help out. Every time they have a "new rule" depending on how they feel, the representatives act depending on their mood.
Please be advise:
The first thing they will do is reject 85% of your receipts because:
1- The stores you bought at are not participating in sales tax refund.
2- The minimum tax in a receipt must be $12.00 to be accepted.
After that:
You must bring all your purchases (no matter how big they are and how many hours you spent shopping and moving the purchases to your vehicle)
You must have a valid VISA in your passport.
You must present your traveling tickets.
They will keep the receipts !!!!!!
(If you want the receipts: they will not give you back the tax) And they "Do not" make copies of the receipts for you - they say they are not allowed to do that. So, it is take it or leave it! (I am still thinking about how is this possible).
A lot of good training is necessary at this counter. Today I faced an oriental lady who started pushing back my receipts right after I put them on the counter saying:
"This is not good, this is not good , this is not ....."

The Houston Premium Outlets are a bit of a drive from the Houston galleria area but if you have a list of clothing and household needs this a great place to find some bargains. Plenty of brand name stores that appeal to pretty much everyone. Weekends and holidays are typically pretty busy. Parking can be a bit of a hassle. They do offer Valet - I think it was $7. There is a food court and vending machines as well as various kiosk vendors. It is an open venue so bring an umbrella if rain is in the forcast. Plan on a lot of walking, wear good shoes. Venue is family friendly.

Definately worth a visit, although the stores are quite a long way from anywhere (especially the airport or CBD). Great deals on the day in most of the stores I shopped at. Would go again.

I was there to do some shopping, I liked the place. I ate a hot dog with bacon and some very interesting sauces.

I enjoy walking through the various stores like Michael Kohrs, Coach and Anne Taylor. Spring and Fall are the best days to shop when the weather outside is nice.

This is a fun place to go shopping for high end discounts. Tons of variety.... Food place is over priced for the food offered. Love that it's setup like a outdoor little town...plenty places to stop and sit or eat or shop for everything you can think of.

We shopped here while visiting in Houston. Get there early. We did and found good parking. There is a wide selection of stores. The only thing I was looking for and didn't find -- I could have missed it though-- was a lingerie store. All in all though it was a fabulous experience. I can see that parking could be difficult though during the holidays.

I'm not the biggest fan of outlet malls, but this one is well above average. Good selection of stores, places to eat, and easy parking.

It is an outdoor mall with plenty of shade over the walkways. You will enjoy this mall. They have an indoor food court.

Easy to go around, parking is plentiful. Price is relative reasonable, but not extreme low. A lot of selection.

We basically go to Talbot's and Clark's and always find good prices! We also look around other places, but as I say, we have our favorites. We also take out of town friends!

Decent size shopping venue with a variety of vendors. I was interested in high end shopped of which there are very few, but I did find an item or two at the SAKS and Armani outlet. The kids had a larger variety of shoppes. The is an outdoor venue under a lot of Houston summer sun so it’s very hot in August. Be sure to dress comfortably and sun block is a must!

Love the open outdoor shopping setting. There are tons of stores from casual to more pricey. Parking usually is horrible I have to admit. And don't expect much from the food court. But as far as shopping goes it's great!

A lot of shops & good choices of products, but for an outlet mall I thought the prices were very high.

Went to this outlet mall specifically for the Tumi store. It had several items we were looking for - all at good prices. Certainly less expensive than the retail store - and with the same Tumi quality. We wandered around for a short time but didn’t eat so can’t recommend any restaurants. I found the variety of shops good and it was quite crowded so it seemed like this was a good shopping option.

It's not as large as the other Simon outlet properties that I've visited but the layout made it easy to get around. The Tory Burch store was small and crowded but they were helpful and the quick to get us all in and out! The Kate Spade

First off, I am a guy and I do not shop alot. The outlet mall is a little different. You have your usual stores but you mostly outside as you walk to these stores. so be aware of the weather. Otherwise, they have programs for kids at Halloween, the food choices are pretty good, they have security. They are real busy on tax free weekend. You used to be able to park in the the adjacent grass lot but there are now new buildings. If you are looking for something different than the usual mall, go to the outlet mall. Prices are usually a little better.

Tons of stores! They finally have a lululemon! It can get packed on the weekends, so go during the week or after 6. Food court is not very good... so eat before or stop at Starbucks in the area.

Good place to shop, great prices and variety of goods.
Recommend to go there out of peak times (espceially evening) if you need to return to Houston, you will get caught in lots of traffic.

Really enjoy the Cypress Outlet Mall. We take our teenage grands shopping for school clothes there annually. Lots of great stores to choose from. Plus we love to stop for crepes at the kiosk there. They have some of the best crepes that we have ever eaten.

Good place to visit if looking for designer labels at reduced prices. The service in Coach was particularly good. Would suggest they could do with better quality eating establishments and more cafe style places.

Typical Premium Outlet. Unfortunately no Polo Ralph Lauren Shop, or Timberland. Quite far from Houston City Center. Otherwise everything ok.

I love Cypress Outlet Malls but my favorite store is Cole Haan. I’m a big fan of their shoes and have had a great experience in Cypress. There are always plenty of choices and plenty of sizes to choose from.

This mall has some great stores and if you go during the week in the morning hours it is not too crowded. They have security in the parking lots which is comforting

Close to my residence , great stores such as polo , Burberry , Nike , guess. I feel like if you look hard enough it’s possible to get a deal , definitely better then mall prices

Have always found this place to be crowded, but it still isn't hard to get around. There is a very large selection of stores, but don't expect to find many true bargains. I find the prices here to be about the same as you would find in a typical retail outlet. You also will find some quality sales people and others that could care less that you are there.

Cool place to shop in the Fall, Winter or Spring. Too damn out to be walking out there in a Houston Summer. lots of good shops though and some food items

The Houston Premium Outlets really is something else. Glittering, soaring, rife with luxury shopping that boasts the likes of Chanel and Emporio Armani, Tag Heuer and Rolex, Jimmy Choo and Cartier alongside familiar stores like Steve Madden and Bloomingdale's and mall staples such as Abercrombie & Fitch, Banana Republic and Ann Taylor, this is where the well-heeled go to spend en masse and the rest of the world goes to splurge -- or just ogle, dream and enjoy a latte from Starbucks. With its tony ambiance, tonier brand names and a veritable Milky Way of satellite shopping venues and eateries, it's a favorite of locals and a must-do for the most mall-inclined of visitors.

We enjoyed checking out the various stores for the day. I bought a few items for myself. Since the weather was cooler than we expected, I needed a few warmer items.

My wife and I have been to the outlets many times, especially as it is very easily reached via the 99. The number of shops have been added to but if you time it correctly it is possible to get around all the different shops in a few hours, with planning you can include a few drinks to stay hydrated and if you get hungry the food court has a very good variety of foods at reasonable prices, if you are able go during the week when it is not as busy and the staff has time to chat and can point you towards the extra bargains, it is always good to see that the mark-downs are inclusive of everything in the stores, and if the younger guys in the family wil still find things in vogue unlike many factory outlets who only stock out of date items.. The place has plenty of clean restrooms for young ones also. Enjoy.

Great mix of stores but because it's popular, parking can be a pain. Today I saw that tgey have valet parking, which could help some.

I found this place online, and had no idea it was so close to Houston, I thought I was going to have to drive to San Marcos to go shopping at their outlet, it is 2 huge outlets in 1 place, and a 3 hour drive, may have to make that trip next time after a big win at the casinos. Happily I was only a 40 minute drive from the Houston outlet, out for a daytrip grabbed my keys, set my GPS and got my bunch with me. I really loved this place, it is outdoors, so many varieties of shops mostly designer brands like Boss, Disney,Chicos, Lucky Brand, Carter's, Sak off 5th Ave. well you get the picture. The sales prices are amazing, I walked in Vera Bradley outlet and everything was 60%, talk about wow! ( Didn't realize that hubby and son had gone to the ToysRUs outlet, well I know where to start for Christmas shopping) In the center of it all, is a food court, lots of indoor seating, and plenty of seating outside. Traveling from another country? There is a duty free desk, just inside the food court, so save your receipts, If shopping is your thing, and with over 100 shops to pick from, this is a good start.

Houston Premium Outlets has all the major outlets you'd expect, and then some. They have bargain to premium type stores and everything in between. Great prices, lots of selection.
The only negative is that it has outdoor access, meaning it can get really hot in July and August.

The good .. There is a coupon book, we got it for $5 and saved at least $100 totally worth it .. Some better shops like Saks 5th ave, Tumi.
What I'm used to seeing is Gucci Chanel .. Well not there .. Also what I like in other outlets is the bag pickup service, where for $10 you would get like a mailbox and you can have all your shoppings delivered there. Not available at this outlet so I mean I liked it but I would say it's average.

This mall is a great place to shop when you are looking for variety. The food court is pretty nice However, over the last year, crime has increased here. I don't go very often, but I would still go to shop.

Went here this morning and spent 2 hours walking around. This mall was so big that I only saw about a quarter of it. There are lots of popular stores and there were lots of people shopping. The food mall was nice plan to spend 10 bucks for s meal.

There is a good selection of shops here. Prices seem to change every time i go so there is always a bargain to be had. In some of the shops you can even haggle the price down but in others i find the prices inflated in the first place so there is not a good deal, it just looks like one with the percentage they give off. Make sure you go to the information center first which is based in the food court. Here you can buy a discount book for $10 which will give you even more discounts off the cost of your shopping. I tend to go there during the week as it can get very busy at weekends. There is also a veru good hotdog stand next to the Nike shop which is worth a visit.

Too many thefts going on. I wouldn't go here alone much less at all.. it used to not be this way but too many thefts happen here now a days

From Aeropostale to food court to La Coste... The staff that we deal are hateful. Please don't get me wrong on rating this to only 1. The place is clean and organize and maybe considered of going back. The staff however are prejudice, unfriendly and observed how hateful they are. Please whoever is the in charge of this place, train your people to be friendly. The reason why I moved to Texas years ago is because the people here are friendly and always smiling.

This is an open concept mall, with some designer outlet shops and very good prices. If you are a tourist visiting Houston there is a booth inside the food court where you can claim back your sales tax portion if you bring your passport and airline ticket to prove you are a tourist. The only thing I don't like is that cellphone coverage is bad, so sometimes I can not make calls.

I enjoy going to the Houston Premium Outlets, I especially enjoy to sports clothing and shoe stores (Columbia, Adidas, Nike, UA, etc...). But it has shops for everyone, kids, spouse, and me. The drawbacks would be that in the summer it gets hot when you walk around, or if its raining you need to have your umbrella. Crowds can get large at times, particularly on the weekends but its worth it because the deals are great. Its a good place to go for back to school clothes and shoes.

They tried very hard when opening back up during quarantine. The stores would do curbside pickup by actually walking the items to a numbered spot in the parking lot. Not an easy task considering how spread out the outlet mall is with only one spot in one parking lot for pickup. The employees sure got their exercise.

This is a good place to shop. We normally try to get there either early or later in the day because it gets a bit crowded. Food court / kiosks are really pretty good.

The atmosphere is family friendly. Plenty of stores for all ages. Overall experience was excellent. Don't forget the sunscreen in the summer time. I'm a little disappointed that the fossil store is closed down. But took advantage of coach great deals.

I bought quite a few items and spent quite a few hours there, i think there is something for most people. No Ralph Lauren though. I travelled here by car from The Woodlands, I told the GPS to avoid highways and i really enjoyed the country drive - which took twice as long but i had time...

I can always find really good deals at this outlet. There are many stores to pick from and the outlet is quite large. I have never finished the entire outlet..

Lots of nice shops but be aware they have had some problems in the past with people breaking into cars and purses snatching go with a crowd if you can !

I find this outlet mall just average. The most discouraging thing about the mall is that it is an outdoor venue where you walk outside to go from store to store. Brutal in the Texas Spring-Fall heat. Rain, eh! Much prefer an enclosed mall. Parking is plentiful though. Prices are that of a regular mall. Overall, not worth the traffic to get there.

We were visiting Houston and one evening drove out to visit the outlet stores for a night of shopping. This is a large outlet shopping arrangement and much reduced prices. If you have tome, then well worth the drive.

Spend a day. Plenty of shops to visit. Compare prices you can find great deals have a day in the sun and enjoy yourself

This is definitely a cool outlet mall, lots of nice places to shop, but parking is absolutely insane. If you plan on going on a weekend with your family you will spend more time parking than actually shopping. Most of the places look like outlet stores and don’t present anything like new product that someone would want, so plan on digging. I would not bring my kid with me again.

It’s a standard outlet mall with good restaurants around the area along with the standard food court restaurants.

I love to go shopping at the outlet. We went during the week so the outlet wasn't crowded. My favorite shops are Vera Bradley, Coach, Michael Kors, Bass, Nautical, Tory Burch, Starbucks to name a few. The Food Court offers adequate variety of food. Come to the outlet early, so you could park closer to the entrances.

Suggest you enrol for their VIP shopper club and get yourself a discount booklet which is very good and pays for the taxes almost

The Houston Premium Outlets on 290 at the Fairfield exit have great stores and plenty of parking. It is easy to hop onto the Grand Parkway....just 15 min from Katy and 20 min from The Woodlands. Especially love the CHICO'S store!!!!

Michael kors store is fabulous.. loads of bargains and also discounts at the till.. always tidy and staff are helpful.

Good mall , stores are actually clean and ordered, which we all know why many people don't like outlets. Open spaces with good discounts and a good fast food area ! I'll be coming back soon

A wide variety of shops, for me personally the Nike store is a must visit and always delivers a great deal. You could easily spend a whole day there checking out all the stores and eating at the food court.

It is the place to shop at a good price, with an excellent variety of stores and very large. It is outdoors, so if the weather is good for you, it is a very good plan to spend a whole day there. There is a food court as well. Very good

I have never been to this place since it has been built, however my daughter, 17, Has given this place great ratings. I also found out through her that my favorite store is in there, (The Foundry), so now you know where I will be shopping, cause they house clothing for us medium build-tall men. They have built in eatery places so you can spend all day there and shop. Enjoy!

Very nice mall. Well laid out with ease of shopping in mind. From top dollar to medium range shopping. Fun outdoor activities for young children. Nice food court for a quick bite to eat while shopping.

My first impression was this place is rather empty. However, all the stores and retail shops are open. Beautiful thing about this place is it has wide variety of clothing, accessories, name brand apparels, jewelry, etc. You'll find everything you need here. There is ample parking and a food court with plenty of outside food vendors and restaurants near by. Why I gave it 3 stars and not 5 is because it's just like any other outlet. It's big but you can expect the same.

Excellent outlets with so many shops and great bargains. Heaps of parking and very easy to find. They are open on Sunday despite trip advisor saying they aren’t. Just refer to their website.

When you buy anything from this store, you have to be very careful. Because even the item in this store is final sale, they will NOT tell you!!!. So just DO NOT BUY IT.

I really enjoy walking around the Outlet Mall in Cypress as I always find something new to check out on each visit. Last time I was there I found this great salsa called 'Mary's Salsa' it was delicious. Who would have expected to find this .... but like I said there is always some new to see and try.

Went over the weekend. It's your typical premium outlet so customer knows what to expect. The parking was busy. The shops were busy. And add the Houston heat or humidity. It can be a challenge.
But as all shops were open and many sales underway and some extra discounts, it was a lovely visit. Compared to the outlet malls on Orlando or Vegas. This one is very similar. The food court gets very busy during peak few hours. But later in the day we managed to get table. Service in nearly all stores was excellent. The staff really try hard. Gives the US a reputation on customer service.
My advice. Avoid weekends. But do enjoy this discounted premium outlet.

good spot to go for convenience but if you really want better quality go to the mall. the deals are not that great.

Very clean. I like outdoor Mall experience. Outlets are not always as cheap as they claim to be. They have a great selection of stores. It's mostly clean. The food court and get some better choices. At least the area around it is growing with more options. The way to get in and out is a bit awkward.

First time to this outlet mall off 290! The place is gigantic, well worth the stop! So many stores to browse and shop. Lots of room to stay socially distanced as well. Many restaurants close by also.

If you like designer fashion but don't like designer prices, you can probably get some great deals here. Love Steve Madden outlet as well as Cole Hahn. Calvin Klein is my favorite and if you sign up for emails, you can get a discount coupon for all of your purchases as well.

We hit this outlet mall on the Sunday of Thanksgiving weekend, so it was CROWDED. It's outdoors, so we had to suffer through cool, windy, drizzly weather. Miss the old indoor malls. There are a lot of shops to choose from, but we were particularly interested in some of the high-end women's shops like Tory Burch, Kate Spade, Saks and more. But we also did Christmas shopping for children and teens. This placed filled the bill. Some stores had deeper discounts than others. Some Black Friday discounts in place.
Pretty remote location; we traveled through highways and byways coming from the north (The Woodlands). Toddlers used several of the play areas.

Mall was nice to window shop. Nike store had some good specials. Food court was too small and offered very little choices in food.

I don't know about you but I've been to my share of outlet shopping malls all around Texas. San Marcos is my personal favorite but Tanger Outlets right next to it made it way too big for it's own good so I don't frequent it as much as I used to.
So when I checked out Houston's Premium Outlet, it was just the perfect size for me. I have no trouble going from one end to the other and all my favorite brands are all right here. I like that it's not over-the-top big or crazy crowded like most places. I can spend a day here and I don't feel like I missed going to any particular store I didn't get a chance to because I usually can make the best out of it. So if you're like me and you like it compact with every thing easily accessible in one place, this outlet is the perfect shopping stop for you!

Found everything I needed here!! Baby gifts and my best friends birthday gift and some goodies for myself. Ample parking and very clean. It was rainy that day so maybe that is why it wasn’t very crowded. Really liked the store choices!

This is an excellent outlet mall with great deals. Unless you go before a major shopping season (ex: Christmas) this place has great deals. The prices during peak seasons are close to regular mall prices but you can still find bargains. The merchandise is great quality, and current with other stores it seems as well. In other words the Nike outlet is selling shoes that you can find at foot locker currently as well. It is a large mall with a great selection and most of the exterior areas are covered to help with the elements.
The playground for the kids is sorry, I wish they would improve/upgrade it so the kids could play while 1 parent shops and the other watches them.
Some stores have better bargains than others so you'll have to look around and find out for yourself. The sunglass huts are normal prices and are not actual outlet stores for example.
Overall it's in a great area of town, very nice venue, and excellent variety of stores.

I'm not so much into shopping, so wasn't totally thrilled with the experience. Usually go when folks from out of town come and want to do some shopping. Most distressing was when Coldwater Creek closed (not the mall's fault) but was favorite destination for sister in law when she came in from out of town.

I usually stop at this outlet mall every time we are in Houston. The stores are clean, great selection and mostly covered area so you are safe from the sun or rain.

Houston Premium outlets should definitely be on your list this Christmas season. The shopping is great from the many clothing, accessories, beauty and jewelry stores. It resembles shopping in a courtyard. Open yet somewhat shielding from the elements. The shops are connected and the map of the outlet is easy to read and find where you want to go. There is construction being done on Hwy 290 but the outlet makes it easy to manuver. Great parking including many handicap parking slots all over the premises. Just a really fun day whether shopping alone, coupled up or a group. ENJOY!!!!

Called in for pre Christmas shopping... great place and lots of retail selection ... got some great bargains

Been shopping here for few Years and have gotten great deals however recently the secret seems to be out and now the place is crowded on weekends and holidays. The best time to find good stuff is during weekdays and during the off-season.

Found a few reasonable deals on end of season clothing. Best ever was Fossils. Great products and services.

Houston Premium Outlets has a good selection of stores. It gets pretty crowded on weekends and holidays but it's still easy to get around. You can find some good deals if you look hard

Huge enclave of branded or premium products, Hugo Boss, Oakley, Michael Kors, Coach, Nike, Reebok you name it, it's there. There's plenty of of bargains and discounts from various stores, be surprised you didn't buy anything.
It's quite a large area, thankfully this weekend it was overcast and had sporadic drizzle otherwise it could be quite hot.

We go there usually around Christmastime, for sure, and at other times as well, and always enjoy the visit. Allow 2+ hours, as it's spread out. Best to go on a good day, since it's an outdoor mall. Plenty of places to sit and rest, too, as there's lots to see, and you'll want to catch your breath from time-to-time. Restrooms are clean and frequent. I like the tremendous variety of merchandise, as some well-known upscale chains have outlet stores there. Not your usual discount mall; you'd be hard-pressed to realize these are "clearance' stores as many names are upscale, which means sometimes not exactly cheap. But on the whole, the savings over their original stores in mainline malls makes it worthwhile to take the drive, as it is some distance northwest from mid-Houston. Easy access from the freeway, though, and the first thing you'll notice as you park is that the whole place has an overall modern, stylish look, an impression that continues inside. Overall very knowledgeable and friendly staffs wherever you shop. It's no wonder so many out-of-town visitors make it a point to go there.

We shopped late September and found lots of great deals. The age range of our group was from 25 to 60 and each of us walked away with some really great finds. We plan to go back soon to pick up some more items for Christmas.

Why it's called Houston outlet Mall is beyond me, it's in Cypress, Tx. Poor design be prepared to do a lot of walking outside. Handicap parking is hard to find. No places to find refreshments. The price are not what you would expect to put up with poor design. No really good deals. Save your time and money Go else where.

I have visited many of the premium outlet centers. This was so far the most disappointing. The selection and size of the shops are not near what you find elsewhere and therefore the shopping opportunities are limited

I found this outlet to be one of the better ones I've been to in a while. They do have premium stores and the selections are great. I was amazed by the Nike outlet. There prices and selection were much better than I've seen.
It was very crowded on the holiday weekend and a good 40 minutes from the medical center district. It was well worth the drive though.

Easy to get to and park once you are there. Great selection of stations tea fr everyone in your family. Get the AAA discount book from the information desk in the food court for additional discounts.

I love this place. I make it a point to visit every time I visit my daughter in college. Now that she has graduated and still saying in the area. I will continue to visit. Two of my favorite stores: Express and Coach.

Went with several girlfriends on a nice afternoon. Going on a "school day" assures that you can shop in a leisurely fashion. We had several shops we wanted to hit for sure: White House Black Market, Chico's, Ann Taylor & Loft, plus whatever else hit our fancy. We did make some buys, and found the sales people most helpful at all of these outlet stores. Of course, we got a Starbucks and had lunch. I would stay that is the only place where the venue breaks down - the Food Court has a lack of variety that is also tasty. We ate at several: Chinese, Wraps, etc. but no one in our group was very impressed with the quality.
If you have some time and "cash," this is a fun place to spend it.

This shopping complex is exactly what the name implies. Premium outlets. If you are happy to buy last seasons fashions, you will find some great deals here from premium brands. Easy to spend a lot of money. So many temptations!

Love the deals here but the mall map and numbers have no rhyme or reason. The map is very confusing and it has you walking all over the place looking for the store numbers. You are outside in the Texas heat and humidity so it is not a nice relaxing walk.

Wonderful way to spend an afternoon. Window shopping or buying stuff. We went to Disney Outlet, which is one of 30 in the nation that survived COVID closures, and it is a true outlet. Stuff from Land, World, Chicago, NY and it's own charm. Other than that well kept, lots of parking, and a good way to burn a few hours

OK, I literally had only one day off before Christmas in December, so, though December 4th turned out to be a rainy and cold Sunday, it worked to my advantage.....NO CROWDS! : ) I was able to get everything I needed, and then some! I loved the variety of merchandise, and the wide scale of price points! Hopping from one store to the next, and feeling vary safe along the way. My all day extravaganza ended in SAKS OFF 5th. WHAT A STORE!!!! And, I totally scored!!! Not kidding, people were staring, and the cashier was in awe at the amount of bags I had. And I in no way broke the bank, great prices!!

Please shop around and get prices before hitting the outlets!! Not everything is a bargain!! I worked at a outlet center in California for many years when I was younger and like I said know the price of what you are buying before hand! Also not to much shade so pick a nice cool day to go out door shopping!!

Perfect place for me to take my teenage daughter shopping. Has all the clothing, shoe, accessory stores in one spot. Love the open air setting too

When travelling to the Houston area we make it a point to stop here at Houston Premium Outlets. Store selection and variety is fabulous, but prices are still modest as these merchants are 'higher end' and don't have a lot of their 'clearance' merchandise here. It takes minimum a couple hours to do the 'loop' unless you are going for something specific. Don't bring Canadian dollars...... all discounts are lost to our weak dollar and exchange rate! Ha, ha.

My family and I have frequented Houston Premier Outlets for approximately 9 years. There are what seems to be over 75 stores so finding something for each member of our family which has grown over the years is always easy. In the mornings, it can be a great place to take a walk as there is plenty ground to cover. The outlet has great sales, especially at or around the holidays, allowing for reasonable prices on high quality apparel.

Ood selection of stores and known brand that actually has the spring and summer collection in now and not last year's or previous years clothes. I shopped at eddie bauer. Gap. Under armour. And all had good service. Attentive staff.
Samsonite was good. But the staff not really intressted in selling suitcases for 500 dollars...but bought anyway because I needed it.
Worth spending 3 hrs her.

Has most of the normal outlet stores. Laid out nicely so easy to locate what you want. Small food cart. Ample parking. Had a few good deals. Well out of Houston proper, though.

These outlets are outside about 25 miles from our home Richmond ave , road is highway it take 30-45 min , these outlets are huge size , lot lot brands are available , most have sale ranging from 10-80 percent , i think every purchase , thete is all the types of varieties , cheap to very expensive. I loved be there to enjoy on shoping , have good food court.

The outlets are good but I will never eat again at their food court! I ordered a piece of pizza and it was some kind of a bug in it.. Disgusting!
TIP: go to the Information kiosk which is located in the food court and buy passport with a lot of deals (just for 5$)! You will save decent amount of money!

Very nice outlet, some of the stores are not Outlets and you will pay what you would normally pay in a retail store. Overall still a nice area to do some shopping. You are bound to find some good deals somewhere.

You will find plenty in one stop here. Excellent place to shop or just walk around for exercise. Charley's in the food court is excellent too.

A huge expanse, plenty of brand names featured here. From sports Nike, to Michael Kors, Kate Spade, Guess and such. You'll find your brand here very likely.

The negatives are it is and outdoor mall with really poor parking during holidays and weekends. However, the parking situation is reflective of the quality of stores and overall prices. Having shopped there numerous times, I find the number of stores, the quality of stores and the variety of types of stores to be very good. I would definitely give this a 5 rating if not for the parking problems. Be prepared if you go in the winter because this is an outdoor mall. There is some protection from the elements but you will still get wet in rain. I live in Cypress but it is a bit of a drive if you live in Houston. I definitely recommend Houston Premium Outlets.

It's an outdoor outlet mall...so having fall weather makes the experience that much better. When we went, most stores had anywhere from 50% to 70% off store wide. Can't beat it! On the other hand, some stores were just regular stores with a decent clearance rack. I was disappointed in the Nike store. They didn't seem to have that good of deals and their selection of shoes was only so so. Kenneth Cole, Oakley, Perry Ellis, The Loft, and NY&C were great stores to shop in. Lot's to choose from and at least half price what you would pay at a mall. It was also clean. The keep up with everything. If you're looking for a few deals...definitely stop by this outlet.

Upscale shopping experience. Great stores and the restrooms are clean. Many of my favorite stores have outlets here. It's not as big as the outlet shopping area in San Marcos and lacks a couple of the big ones I like (Ralph Lauren, Pottery Barn), but it is much closer!

A nice variety of stores, lots of offers and deals. Most stores had an offer buy one get one 40% or something similar. It was definitely worth the trip and the open space layout of this mall makes it unique and pleasant especially when the weather is nice. Sitting on a bench enjoying the sun with a cold drink relaxing for the next round of shopping helps makes the day more relaxing and enjoyable. Check the list of stores on the outlet webpage before you go and you will see all the stores listed there so you'll be sure that you'll find what you are looking for. Everyone was so friendly, I highly recommend it.

just like most other outlet malls, this mall has many of the shops most people want to go to. huge amount of parking. pretty decent food court. easy access from hwy 290.

This location is nice and is kept up very well. All the stores even though they are busy are still kept clean and are as organized as possible. Bathrooms are in need of constant attention, but are not terrible. Really like the food court, the vendors give samples before you buy and are super friendly. They did have a play area for kids which is no longer there it would be nice if they could bring it back since it is a good distraction for the little ones.

This mall is great! It has tons of selections from different brands and the way the mall is set up is not overwhelming at all. I would say the only cons to this mall is the lack of parking, parking gets really bad especially during peak seasons with employees and shoppers trying to find parking. There is also a lack of security at the mall, there are some security there but it seems they are not concerned with their jobs at all, so always be on the lookout especially during holiday season. But overall the mall itself is really great with a wonderful selection!

The selection of stores was good but the sales in them were not. It was like being at any other outlet mall in North America, nothing exciting. The Food Court was very disappointing and it could really use a sit down restaurant somewhere close by.

Shopping at Houston Premium Outlets during the fall season is a real pleasure. There are numerous high quality brand stores. The cooler temps make shopping here a great experience.

In this outlet they do have the best brands around. Prices are very good and they refund tax for who lives outside the US (just half of the tax though!).

In this place I bought a set of suitcases which I paid 60% less than in a normal US shop and Italian brands which were actually cheaper than in Italy!

If you are into discount shopping this is the place to go with a great number of well known brand names. However we were probably spoiled by the great outlet malls in Florida as the stores were generally smaller and some (almost) standard names like Ralph Lauren are not even present. The food court is a place to avoid. Poor selection, poor quality and sad service. Only a few minutes away a nice (and cheaper) meal can be had and it is a good break in the shopping. Do not worry about your parking space because it is plenty.

There is no state tax at Texas. So if u come to USA for shopping at same time u can prefer Houston Premium Outlets which has plenty stores for shopping and very good deal, prices u can find.

I only wish I had more time. Getting there was tricky because Highway 290 has ongoing construction. We were not able to exit where we were supposed to since that exit is closed at this time. However, Google Maps directed us to an exit closer to Austin, Texas and we went around toward the back and entered there. It was packed but the selection in shops and boutiques was worth it!

Looking for some great deals? This is the best place for clothing, shoes and bags! Bring the whole family, you can cover all the shopping in one place. Not as much ‘gifts’ but a deep variety of clothes.

I simply can not stop going to this outlet to shop at the Le Creuset outlet store. They, along with most of the other stores, have great deals. Especially around holidays. With that said, there are a few high end stores (Burberry) that cater to visiting tourists from overseas and don't sell things below the normal department store pricing.

The food options here are unique, freshly made daily and taste amazing! I loved all the healthy options!

Fragrance outlets Amazing for pafumes got 50% off second perfume. Great place for discount designer luxuries in the likes of Micheal Kors. Very neat surrounding. Fun touristic site too. Good stop if you're visiting from out of town. Besides the heat u gotta heat the malls when sun sets.

Best outlet mall ever! I shop here often it's clean well kept landscaping, and has top notch ancillary help.

We went there to check how it goes, found very nice items with very good offers and prices. They called them outlets but for me they are still good. I bought two shoes and some small items and I am happy with my shopping

This is a nice outlet convenient to Cypress residents but frequented by many Houstonians. Nice selection of stores. If it had a Polo store I would rate it Excellent.

Plan for a 3-4 hour visit in your trip to Houston. Lots of stores with really good offers/discounts. Special focus in american brands. You can really get good deals. Go early in the morning (opens at 10:00 AM), and avoid crowds in the afternoon or evening. There is a food court for a break and ATM, although has a fee of 6 US.
Parking is really big, and surrounds most of the place. I prefer this place instead of Macy´s or any other mall in the area. Will definitely return.

As I usually visit the outlets area in Europe, I had the experience here in Houston also,but actually I didn't find real discount!

This is an outside mall. Meaning that you will only see a roof once inside a store. A lot of brand name stores.

Always something to see! But beware of the "outlet " marketing. Sometimes you get what you pay for...

Nice shops to walk in and around. Smokers ruin it all. Move the smokers away from the common areas.

This is a great mall to shop at. It has a variety of stores for each member of the family. Everyone in my family has a store here they go to every time. We especially love the Vans store, the Disney store, and Saks 5th. The children also love the Pokemon Go Gym here...

Our shopping experience was fine, in line with most other reviewers, I'm writing about my experience with the Tax refund for International customers.
We get to the counter and I see we need passports and air tickets, retrieve it get into line, my friend goes out with our
things, which are now in a Tumi cabin size we've just bought.
There's a lady from Africa ahead of me in line and the the agent, (who's a young man, my guess Japanese or Korean parentage, born in USA) is asking her a lot of questions and
finally asking to see all her purchases. She says its heavy and
lying in one of the stores, could someone help her get it? He
says No, and sends her off to get her things. I hand him our two
passports and our air tickets, he says he's waiting for her! Then he points to computer and says he got some other work, and at the same time calls him mother on his phone!!! after I protest how long is this going to take, he scrutinises the passports and says I don't have a US visa, am I a US citizen? I said my visa in my old
passport, I think we have it but our bags with my friend who's
just stepped out. He went on about needing to check this and that, it really got to to me, and at that point my friend came back and we are carrying my old passport as well, so I was able to show him my 10 year US visa. I gave him a piece of my mind, asking him if he was an immigration officer, he told me he has
rules, I told him this is not the only place in the world that gives Tax free! The rules are about the same everywhere! I've never
been made felt like an illegal immigrant or criminal whilst
getting my tax free done after any luxury shopping in Europe or anywhere for that matter! At this point the African lady returns,
there is a group of "orientals" headed by a lady behind me who
has attentively been listening to what I've been saying to the agent, she thinks the African is cutting line, and protests! I tell
her, No, she was before me, the agent was hassled this poor
lady first. The Oriental lady behind me said nothing, understanding. After that, the agent said nothing irregular,
he knew he had been identified as unnecessarily hassling
customers and being racist! ( I have an Indian appearance,
Thai passport, American English). He processed my Tax free
without looking at a single item! I didn't even have the four
pair of Jeans I bought from 7 For all mankind with me, they
we're at the shop!
Why did he hassle that poor African lady,
she must been 60, from Cameroon, did not speak very good English, to get all her stuff AND eventually not give her money
because she didn't have her ticket! He didn't tell her first, although he did speak a lot to her at the beginning, I wasn't
paying any attention. and he only stopped when he noticed
That his "own kind", the Orientals behind me, and my friend, who is Thai-Thai, weren't appreciating his behaviour!
Furthermore, some our bills were paid by my friends credit
card, he processed all under my name. WOW, we have rules,
he said, I wonder how many of those rules the agent broke!
From what I understand Simon Malls are one of the largest if not the largest mall operaters in the US! Just don't give tax refund, or have polite competent personnel to handle customers! Not an arrogant young man who is both racist
And thinks he's doing the customer a favour!!

The stores in Houston Premium Outlet are all first class, clean and accessible. Once in a while they might not have the size I want, but only rarely. The layout of the mall can be a maze, but there are maps of the mall at all entrances. So finding the exact location of a store you want to visit is not a problem.
Have never felt unsafe at this mall, Security patrols are regular and visible.
I like that I can park on any side of the mall, making the walk to the store I want to visit shorter.
Besides the food court, there are several nice restaurants within walking distance to the mall. As well as fast food chain outlets a half block away.
There are only two drawbacks to this mall:
One, during holiday shopping, they have to open a grassy field across the street for overflow parking. The place is packed. So avoid that time of the year if you can.
Second: The mall is open air. Most store have a canopy in front so rain is not much of a problem, and we don't get snow or ice here, However it does get hot and humid in the summer. If visiting HPO at that time of the year, plan on going after the sun goes down.
On the plus side, if you are a senior citizen. On Tuesday all Seniors get a 10% discount.

This is a nice outdoor mall to visit if you have some extra time or wish to get some good deals on clothing, intimate apparel etc.

Great stores better prices. very convient to nw Houston Highway 99 is very close. All the shops are very clean and the restrants are inexpensive.

This mall is full of a variety of great discount stores. Prices and selections are always great. Parking can be tough so go early!

Got pretty much all I wanted from here. The prices were really good too. Only slight downside was info on how to get tax claimed back could have been clearer. Never mind.

Nice place to shop with great discounts across the stores but beware of the sun and rain because it is an outdoor mall, the food court had just a few stores so not so many options.

The Houston Premium Outlets at Cypress is awesome , great deals .... lots of walking obviously !!!! Special mention about the BOSE store there , they have nice FR stuff which is nicely discounted and quality wise almost same like teh new one . One sore point will be the Food Court , no choices at all.... there are 2 stalls for chinese food in a total of 5 stalls !!!!! otherwise a very good place to shop till you drop :) !!!! .

A must place to go if you want great deals on designer wear. Shopped more than needed as each deal seemed better then the last.

Ended up spending more money than planned. Facility was well organized and clean. Had a frozen ice sample that was super refreshing.

I went with my husband, my daughter and her husband and their 11 mo old. They rented a car stroller which the baby loved. We shopped in several stores and had no problem finding the things we came there to buy. Columbia and Converse had some great deals.

If you have been to Premium Outlets in Texas it is very similar. It has a lot of shops. Crowded parking and traffic can be a deterrent. Shop there on off days.

I have been here many times. Not the best experience when its hot or rainy but there are covered area. The positive is they have many stores to choose from and most are below retail pricing. The negative, there are some stores that actually charge more than retail so DO YOUR HOMEWWORK. Also the Valet parking they are doing is crazy taking up so many spots that parking has become cumbersome. Enjoy shopping...

The outdoor walkways make this shopping Mecca feel less like a mall and more like a market. Though it bills itself as a discount outlet center, the best deals are not always obvious. Plan to take your time and spend a day shopping, unless you have a particular item or store in mind. And, be patient in the parking lot!

They’re changing emergency exits which is a violation. What if something happens? Too much is happening in malls where people have to run and get out

This is a huge place with all the great brands available around .Be prepared to walk a lot and spend at least 2-3 hrs at this place and enjoy great brands at a low price.

Came here on Independence Day. The crowds were HUGE between 11 am-3 pm, and it was certainly tiring to navigate through and between them. The lines were also long as a result. However, I did find a nearly-perfect pair of white jeans at Old Navy!

most people want to know whether the extra time spent driving there is worth going to slightly closer outlet mall at Katy? the answer is yes by a long shot.

This has exterior covered circulation like many outlet malls. The collection of stores is awesome and there are good deals within if you know what they are. It can be a hot place in the summer but pleasant in the cooler months. First time visitors should know their ways ahead if time ( to and from) and be careful how they pull out to the busy feeder road as the construction in that are in 2016 is still ongoing. But a great place to shop.

Super outlet, We love to visit outlets in US because of the price compared to Denmark. Remember you can get taxdeduction in Texas if you are from europe.

We go to Vegas once a year and always make a trip to the Las Vegas North premium outlet mall and are always amazed by that selection and prices! This location has similar stores but the prices were not as low as we’ve come to expect in Vegas. Maybe it’s the time of year, not sure. We did get a few things but not nearly as much as we do in Vegas every year!
As an added tip - if you sign up as a premium outlet VIP member (on their website) before going you can get a certificate for a coupon book. It’s free to sign up and we always save extra with the coupons so it’s worth it.

Stores at this outlet have great prices but are shopped so frequently it can be hard to find anything in select sizes. Stock is limited but still very good, comparatively speaking.

Always a place to go if you need to buy something cheaper than the mall prices. I like to go to the Gap, Nike, J&M and my wife likes Swarovski and shoe stores. Being an outlet as you exit stores you actually go outside so summer can be a challenge, so stay in the stores. Food court has different places to eat. I live in Fairfield so it is very close from my house. Family from out of town come to shop the Premium Outlets.

A very very good variety of shops with real good deals, a relatively big food court with some amazing options.

The outlet mall has great deals, especially if you sign up on their website and get the VIP book with extra discounts. The best time to go would be the afternoon on a weekday. The parking lot on the weekend gets insane, especially with all of the construction nearby. If you don't mind paying for valet parking you're in luck because they block half the parking lot on one side off just for valet parking.

Love all the stores at the Outlets. So many great deals that I got including a Coach Purse and jeans along with some cute clothes for one of my grandkids. Also had ice cream while we were there.

Our favorite thing to do is each set a limit ($50 or so) and see who can get the best deal! Lot's of fun with my boys doing it here. EVERYTHING you could need is here ... jewelry, Coach, Michael Kors, BCBMAXAZRIA (think I got that right), Nike, Under Armour, Ann Taylor Loft, Rue 21, and the list goes ON AND ON!! Houston, like many cities in Texas has very limited public transport. And God forbid, you want to go to the outlets on a Sunday.
There is bus route 217 from downtown but check the schedule for the day you are travelling. You might be able to get there (including a 6-10 min taxi ride), but might not be able to plan a time back. Tours go there and cost between $40-80 round trip, but will only go if they have a minimum of 10 passengers, so prepare to be disappointed. Finally, a 35 min taxi there will eat into your spending money at $80 each way.
However, once you are there, there is an array of shopping to be completed with big name brands at discount prices (though it's usually their discontinued stock). Regardless, there are plenty of sales. Know your prices before you get there to compare. For Australians travelling there, you'll paid a third/half of the price then you will pay back home

I liked this outlet mall so well that I went back a second time! Lots of good stores and I did find some great deals at Kate Spade, Chicos, and the Vera Bradley outlet. It is not a bad drive from Houston.

An outdoor shopping area is a novelty in the Houston area so it's refreshing to be in a non-mall setting ---- even when the temperatures and humidity are way up there (which is about half the year). The store variety is quite good and quality of the products offered is good as well with most clothing being in season and on-trend. The bargins are comparable to other outlets --- but can be enhanced by joining free VIP program and receiving coupon book from customer service center. I shop here several times per year as it is easy to get in and out quickly so don't mind going for short shopping trips. I also take several European co-workers here --- they absolutely love the variety and prices for namebrands that easily cost 2X as much in their home countries. Food court is heavy on fried and not-so-healthy temptations so you might want to catch a bite pre or post shopping trip.

Like the title says, it's an outlet mall. That doesn't mean what it used to - not really the same deals you could get 30-40 years ago at "outlet malls." However, it's still nice, and not usually too crowded, and a pretty good place to shop for 80% of what you actually need to go to a mall for.

We lived in Houston before (2008-2012), this was our first time back. Not impressed with the variety of stores. Also most of them were really expensive compared to years ago. Example, pj’s for kid on sale for $26 (down from $42)...not at a fancy store, and just cotton. I remembered that we had to be there before they opened as it was always really busy. That wasn’t the case this time. I do like it that there are more stores and restaurants now next to the outlets!

Off Saks is my favourite but there is an overall selection of fantastic designer shops and cosmetics.

Houston Premium Outlets has several directories scattered throughout and what I like is that they are electronic. You touch the large screen, drag it, enlarge, etc. to find what you need. This helps make it easy to get to the store of your choosing. The parking encircles the outlets and there is a good deal of space, so unless it’s the holiday shopping season, it should be easy to find a place to park.
Because the Houston Premium Outlets is an outdoor place of shopping, it is subject to the restrictions of the weather. While the mall is outdoors, it does have coverings over portions of the walking areas. So, while you may still feel the extreme heat of the summer, you can at least be comforted in knowing that there is some cover to protect from the hot sun. It protects against the rain, too, but rain isn’t really all that important, since you can quickly walk into any store to escape a downpour.
Houston Premium Outlets doesn’t rate as my favorite shopping center, mainly because, well, I prefer the controlled comfort of an indoor shopping center and while it does have a food court building, it doesn’t offer a large variety of food options. But this shopping complex does have its merits and the location, close to the intersection of 99 and 290, is easy to find. It’s a good shopping center for those who want more specialized stores and like to feel the outdoor conditions while they walk from one shop to the next.

Lots of new stores, I don't go to many other malls anymore. They have everything I need at the outlet and great prices too.

Black Friday shopping - super busy and not well controlled with respect to parking. They did have shuttles running which was smart

The outlet has a nice selection of stores across price points and designers. We especially like the Lululemon, Under Armor, Burberry, Escada, Tory Burch and Tahari stores although it can be a little hit or miss. Definitely worth the drive to get your shopping fix.

I was expecting to get some good deals. What I found was outdated clothing at today's prices. I can't comment on particular stores because I walked into and out of so many. I think most of the things are overpriced. I don't think I'll be going back any time soon. But, if you do want to go check it out, I suggest going during office hours on weekdays to avoid the bargain-searching masses

It’s nice to have an Outlet Mall in Cypress. Sometimes there are great deals and want to buy everything and then there are times it is better to go to a regular mall. We only wish that the Food court had better options.

Not being from the USA I’ve been dying to find a bargain. Well today my husband and I got a couple. There were plenty of shops and lots of choice. Even a food court if you’re hungry. Kate spade had their sale on today managed to get a purse and matching wallet for $75. My husband got another pair of Oakley sunglasses from Solstice for $54. Amazing deals to be had if you’re patient and keep looking. Disappointed in the converse outlet as was only $5 less than the rrp. Never mind. Was good to visit all the same.

Living nearby I visit during the week, at off hours, avoiding weekend crowds. It’s a nice place to walk outdoors and shop relaxed. Shops are okay but nothing to rave about.

In a three week USA vacation covering 8 states, this is where we did the bulk of our shopping. Big complex, a lot of choice, good food places. Worth the rather long Uber ride from central Houston.

A typical outlets mall and a lot of the shops don't really show any discounts. However, you can get a bargain! When ever I'm in town and have the time I will pop up to Cypress. There are better ones around and no Timberland!!

This outlet center is open concept and the stores are the only thing enclosed, in case you wouldn't have known that. The parking lot is always packed, but they are improving son no biggie there. Be prepared to walk long distance if you intended to only shop one store. The signs around the outside are misleading as the store is not near the sign. Just FYI. It's nice when it's not crowded, but as cooler temps arrive count on it being crowded. Definitely worth a visit when traveling through, if you'd like an option other than a mall. :)

Can here during the Easter weekend. I was happily surprised that all the stores were open. Found some good deals and all store clerks were helpful and pleasant.
The wifi was limited and cell service spotted. Would like to see more charging stations and more stops for people to just sit outside and relax between stores.
The tax free station is crazy and needs to be in a more open spot. Do not mind having it in the food court but the location is not ideal.

The outlets mall is very well maintained. To be quiet honest, I do not enjoy shopping. However, going here isn't the worst. There are plenty of shops for everyone. The food court is good; overall, if you enjoy shopping and enjoy being around people this is the place for you.

I go here for a couple stores, otherwise many of the same as in Katy Mills, etc. Best outlets are in San Marcos by far.

Lots of stores to shop in. Beware the heat if you visit in the summer though. I love the variety of stores offered and they are frequently adding/changing stores.

Good shopping. Good refreshments. There's a lot of open areas and unfortunately a lot of people smoke there. I don't smoke and I don't want my kids to inhale the cigarette smoke so we go there close to closing time so there's less chances of walking by smokers.

We visited Katy Mills and we were not impressed so we drove out here and found everything we were looking for..it the typical Premium Outlet with tons of options.

These outlets are ok. They have almost any brand you can think of. Michael Kors, Nike, Adidas, jewelry stores, etc....Much like anything else, there are good deals if you hunt for them. The food court is average, nothing to write home about. If you're passing it up on your way in/out of town it's a good place to stop.

I just traveled to the UK and needed things for my trip. I found everything from walking shoes to a crossover purse. I love shopping at this outlet.

Houston Premium Outlets has something for everyone and always have "special" specials. It is fun to shop for those extra bargain's, no matter if you need them or not. Very family oriented. A great way to spend a Saturday or any day of the week.

Well designed outlet with shops easily accessed in 4 "sections" with food court as the middle gathering point. (those who have been to many such outlets will know what i mean)

Good Selection of Stores and the area is maintained very well, good selection of eats and even had free refills on this Hot Texas day. Lots of people shopping and great, friendly staff at all the stores.

I frequently visit the mall for the finish line, Nike , or fossil store there for the great deals I always run into . I you shop in the ecko and the caphalon store till they closed those down . Bit you can find a lot of great deals there for every shopper

We were looking forward to a big spend here, but a little disappointed after the Orange County outlets. Came away with a few bargains which made it worthwhile to visit. Quite a few empty stores or “coming soon” signs. Food hall annoyingly desperate for customers. Levi store staff totally unhelpful and disengaged.

Great choices for luggage. Food court not so great. Great atmosphere, parking was not a chore. Will consider for future purchases.

I like this mall in particular because it is open and you can enjoy the air and the sun while you go from one store to another. It is not too big but I always find what I need, at good prices with enough variety.

There is nothing premium about the premium outlets. The quality of the merchandise here is generally made for these stores to sell at a discount. The traffic and parking in and around the area cane be insane during peak shopping times.

Best place to shop from all the brands , you name it and it’s there, Good price and discounts …… staff is so friendly and helpful in all brands …. Large food court and restrooms …. Starbucks of course where I had my Iced Mocha to re energize… A bit far from center but worth to visit for shopping.

I'm not a big shopper, but when I need to get certain clothes I shop this outlet because of variety. However, walking can be oppressive, since it is outside Houston.

We came shopping for last minute items for our trip. Love that they have a Starbucks. We usually shop at Nike and Converse.

Shops are great with wonderful deals. It was disappointing that there are no restaurants directly in the outlet.

All major brand names are here. This is a VERY crowded outlet, which at times makes it not pleasant to be. I'd rather drive the extra miles and go to San Marcos.

Outdoor malls like this one are always interesting. Somehow seems more holiday-like being in the fresh air as one marches from shop to shop without having to use a car. And this is a great mall with an excellent range of shops. Having said that we had a devil of a time finding it as our GPS spouted it's usual 'you have reached your destination' when we were actually well over a mile away. Hope you have better luck with yours!

Consider the Houston Premium Outlets in Cypress, Texas! I loved the Sunday afternoon drive! The view was so picturesque as the sun shining so brightly on the canvas of a clear blue sky with clouds wisping around in mid-air! It was a very peaceful day with a nice crowd of people at the outlet. I loved the fact there were various food venues for every pocket book. Moreover, while it was a bit warm, there were various venues to find something cool to drink. Before leaving, happened to find a Kitchen Outlet store that had the Pizza Baking Stones I had been looking for at half the price. What a find! So, next time consider the Houston Premium Outlet in Cypress, Texas for Food, Fun and Happy Shopping!

Prices were really good after Christmas. Many of the stores had sales on top of sales. Was able to find some great deals where the regular malls had very few.

Over all the place is a typical outdoor outlet. Don’t wear any heels or uncomfortable shoes! You’ll regret every bit!

Looking for shoes, in my size and width and only found the ones I loved at the Houston Premium Outlet, and with such a reasonable price.

There is a real nice selection of stores of stores. I'm old enough to remember when "outlet" meant direct from the factory therefore cheaper. These days outlet stores are just another store front and prices are usually not much different than other stores. The nice thing is the variety of goods in one location.

This Premium Outlet mall is close to where I live so I shop here more often. Lots of parking and have all the brand name stores. There are always sales, another reason I shop here more often.

Excellent place, with the same characteristics and arguably with the same shape and distribution of shops as elsewhere, but always finding excellent offers and enjoying walking, searching, and even eating in its food area.
It seems far from the city, but it's not as far away as other outlets I've known.

Leave your man at home and take a friend with you. This time I went with a girlfriend. What a great day it was. 5 hours shopping went so quick. Shops open 11am-7pm Mon-Sat. Sunday 12pm-6pm. A lot of nice shops there. Armani, Hugo Boss, Coach, Kate Spade, GAP, Tommy Hilfiger, Adidas just to name a few. If you’re hungry, there is a food court, Starbucks, Auntie Anne, food stalls and other cafes around. Plenty of restrooms available too. Parking was easy. Get a map of the outlet on your phone so you know where you are going.

Not a lot of deals on the main brands, I guess if you have something specific in mind and you know the store is part of these Outlets then you can expect a 25%-30% discount on what you would have paid on a store in your town/city. Other than that there are really no amazing deals like you would found in other Premium Outlets (or anything over 50% anywhere).

Been there with friends, we arrived around 7 and finished around 9, such a rush shopping but it was fun!
We can't thinking in a twice, so whenever you like something, just go to fitting room and proceed to cashier.
Don't forget to get any coupon discount if offered.

Not sure how many outlets there are, there's a whole heap of them.
Initially, a friend advised to buy the Voucher discount booklet for Usd 10.00. There's no need, as I was advised you can sign in the VIP outlet valid for whole of US outlet mall for free. And there are posted discounts available. However, didn't find the brand wanted to buy on discount, and quite often there's more discounts at specific stores.
You can spend the whole day shopping there ! Luckily I had a flight to catch otherwise would had burnt a hole in my wallet.

Has good store and good variety. Only complaint could have a better food court but they are starting to have food trucks so that’s nice.

We visit here frequently. We just take our time and shop in our favorite stores. The atmosphere is always nice and we always head home with great bargains. A must visit to anyone that hasn't been. Sometimes the parking can get somewhat hectic, but just be patient.

This is a nice shopping center with a variety of different stores available. They have your standard retailers to some higher end names. We went shopping on a Tuesday and did not fight crowds at all. Overall a good shopping experience.

This shopping venue is located in the northwestern suburbs of Houston and reachable via a 30-45 minute drive from most business districts in Houston. While most stores are designated outlets to well-known brands, the best deals are usually around major holidays; otherwise, normal prices are not much cheaper than shopping on sale at Macy’s or the regular store brand. Best time to shop and beat the crowds is during the week. This venue is all outdoors so expect heat and humidity most of the year...dress appropriately. The is a food court and a Starbucks on-site, but recommend venturing off site to try local restaurants that offer better quality of food.

The food court could use a bit of maintenance. Love that there is a scrub uniform place. Lots of deals and sales during the weekend!

This is a diamond among the shops of Houston. Forget the Galleria! HUGE savings!!! This is a premium outlet that hosts Neiman Marcus, Coach, Michael Kors, BCBG, Disney, Nike to name just a few of the over 140 stores. It is open an outdoor open concept. So you won't feel claustrophobic. Parking is amazing. Plenty of spaces and ALL are close to an entry point.
PLUS, cypress just opened its strip center next to the outlet with stores like bath and body, kirklands, home goods, and a slurry of eateries, pei Wei , mod pizza parlor, fresh salads, and more.
And for the comments that it is outdoors... IT IS REFRESHING TO HAVE THE SUNSHINE WHILE SHOPPING IN AND OUT OF AIR CONDITIONED SHOPS,!

This is a very clean shopping outlet, including the bathrooms. Although the prices may not be that much different from the retail malls all the way across the board, I like the variety and the brands offered. I also feel that it is a safe place to be...which is not the feeling that I get at some of the nearby retail malls. Most people seem to be there to really shop.
