I loved our time at Seaside! It was so family friendly and the beaches were so quiet and not as packed as many other beaches! It was so nice to walk around and experience the cute shops at Seaside. Great place to stay!

We didn’t swim at this beach since we were just in Seaside for a day, but we did stop by to check it out. It wasn’t crowded at all about was very clean. There are outdoor showers and restrooms to change clothes, too.

Could not walk beach unless you pay 80.00 ! Since when do rental umbrella places make the person paying carry the chairs and umbrella? Terrible place to visit beaches are more beautiful in Pensacola, Destin or Okaloosa.

This was my first time to Seaside, and I cannot believe what I have been missing. The white sand and crystal clear water Is gorgeous. The beach is very calm and relaxing. Definitely not crowded or cramped! The homes are gorgeous and the little town of Seaside is adorable with many shops and restaurants.

This is where the Truman show was filmed and the place is quite the tourist town. Beach was the same snow white as Destin and the there is a lot of touristy attractions. It would be better to rent a condo. The red flags were out so not swimming or at your own risk. If you get one of the fresh coconuts get the flavor added to it the Coconut milk is horrible. I don;t know how Gilligan handled it.

Seaside Beach is one of my absolute favorites ! You can rent houses of all sizes in Seaside and ride your bike to the beach pavilions and park them. You can rent chairs & umbrellas from Cabana Man and they will be set up each morning waiting for you. Or you can take your own chairs & umbrellas if you choose. You get a code to the gate and bathroom for the pavilion designated for your house. The white sand beach is so clean and everyone is always so nice. You can pack a lunch or order from the restaurants up at the main pavilion. We've done both. We always take family pictures on the beach at sunset. Absolutely beautiful ! I take a girls trip every year and we take family trips several times a year. The beach is beautiful and a great place for families, singles, couples, or friends.

I've been going to the Destin/30-A area for around 30 years. Seaside was a lovely town in the 90s and 2000s but since the last real estate bust in 2009-2010 it has become much more crowded and a "hot spot" for teenagers. The plus side is that the beaches are gorgeous and the restaurants and town offer some higher end, quality dining options. Even the food trucks sell amazing food, though prices are reflective of this.
I visited Seaside at lunch during a spring break week this year and the town was overridden with the 11-18 age group and 30-A was at a standstill, bumper to bumper wtih cars, many of which were high school kids just cruising and listening to rap music. And the kids walking around town were carrying boom boxes playing loud rap music. (Apparently rap music is de rigueur these days with upper class kids.) The sidewalks were so crowded with pedestrians and cyclists that it was difficult to walk through the town particularly around the half circle where many shops, restaurants and food trucks are located. From what I've been told, Seaside is "the place to be" for teenagers so if you're looking for a quiet and peaceful place to stay, I'd suggest elsewhere or visit during the off season.

Filthy. Feces on master bed comfortor! Rented oceanfront home for spring break 2022. Urine stains on bathroom floor and toilet. I called and they came over to review and they apparently forgot to clean it as the homeowner had used it the prior week. Pots and pans were filthy and old. Food on living room couches. They offered discount at the time and never issued it. They claim it was accidently sent to wrong person. Recently they said they'd reissue a credit for $1500 but nothing ever received. Brigitte Tomba runs guest services and she apparently lied about a refund. "Checks in the mail" 🙁

We had time to just take a drive and stopped in Seaside, FL. What a wonderful and quaint beach town. The colors of the water were breathtaking. Fun to walk around the shops and restaurants.

This is a crowded summertime location but it's beautiful. The water is so clear that you can see schools of fish! There's a sand bar that you can stand on out there and enjoy being away from the beach. It's wonderful

Loved visiting here in December on a 60 + day in December. A few people braved the water. A few people had wet suits and were surfing. It was quiet and relaxing and close to the restaurants and public restrooms.

My husband and I originally came to Florida to visit Destin. We ended up venturing down 30 A Scenic Highway after a local suggested it to us. We LOVED this charming little beach town. Destin was way too touristy for us with hotels and cheesy souvenir shops that all have the same, cheap stuff. It just wasn't what we expected. We were so happy to have found Seaside! The drive down 30 A is pretty and Seaside has beautiful houses in walkable neighborhoods with cool architecture, food carts, restaurants and unique shops. Next time I would love to rent a house on the beach in Seaside! Highly recommend to other FL travelers!

Set up your beach chair and umbrella and feel the stress melt away. Close your eyes and feel the ocean breezes, sand between your toes, and listen to the sound of the waves. Sound like paradise? Well Seaside pretty much is. Hungry or thirsty? Head up the stairs to the many food trucks they have to offer. Modica Market also has everything you could possibly need. Want to tell all your friends back home about what they are missing? Seaside has their own post office where you can send off a post card bragging on Seaside. Just sayin

The weather was fine and warm for early March but the wind was on shore so no swimming along the beautiful beach. Sadly we chose the first day of school spring break and the place was very busy around the beach area. However if you walk away from the beach, inland, the houses are older and have character.

If you like being around a bunch of loud teenagers then you will love this beach. If you don't walk east a few blocks and the crowds are less and it's much quieter. Same sand and water just more peaceful. We stay in seagrove just one block east of seaside. The kids love downtown seaside for all the shops and they hang out. BUT this is turning into what Fort Lauderdale was back in the 1980's (I was there I know...) and what Destin used to be and what Panama City is now. Lots of loud drunk kids...
The Police have come down hard on the kids this week. No back packs and nobody under 21 on the beach after 8pm. Maybe that will help!!

Everything about this is surreal. The beach, the children, the sand, the colors, perfect place for a family vacation, a romantic getaway or all of the above.

Dropped in to see what the fuss is all about, and what indeed? I do not recommend shopping here unless you think $50 for 2 pairs of socks or $300 for a swimsuit makes sense for you. It's cute and all but that was about it. We did like the gelato.

There is a very restrictive culture in Seaside. Lots of rules to follow like mask mandates in all stores, curfews, beach access. Our family came to Florida to get away from restrictions, so we will be spending our time on 30A anywhere but the town of Seaside.

This is a lovely little seaside town, probably our favorite along 30A. Lots of good food and shopping and the beach is great. Parking can be tough so be prepared for that. But certainly a worthwhile stop in the area.

Seaside is a charming beachside town with great beaches designed for families. Very safe area to walk or bike. People are polite and food is great. Children can play while parents relax in the beautiful outdoors. Very crowded during summer but it's wonderful fun.

Such a special, cute little "town". If you are into architecture or just taking a stroll, this is a good place to go. Beautiful houses and very little traffic. Also has some cute food trucks and fancy shopping. Close to the beach are some restaurants with seating that looks out over the ocean. The beach is superb! Clear blue ocean, white sand and not too crowded.

A beach well worth the visit for families. Plenty of things to do in the community for any extended vacations.

This is a quaint little planned community on 30A with lots of things to do. Lots of restaurants, shopping and activities such as bicycle rentals, paddle board, kayak, offshore fishing excursions and more. Will definitely visit again.

absolutely loved the family friendly vibe, lack of tacky touristy din of PCB. Beaches are wide white and clean. Biking was the best wY to go to beach, stores, restaurants and driving through seaside, sea grove and watercolor communities.
Each home is prettier than the next and zoning restrictions make the area lovely to reside in, if only for a week. 😊

Seaside Beach is a quaint planned community on Florida’s west coast. There are numerous shops and restaurants, and the town is completely walkable.

Water clear for 150+ yards out. Sand as soft as sugar, same color too. Spent every day of our 6 days at the beach - just amazingly beautiful

We use to enjoy coming to Seaside almost every year. We haven’t been in a couple years due to the pandemic and I was kind of shocked. Locked gate to get out into the public beach?…. Huh. Apparently during the day, you have to rent a beach chair to go that way or walk 1/4 mile away. You also have to pay about $7 an hour to park when it use to be free. But honestly the biggest problems were the completely unsupervised preteens and teenagers all over the place in huge groups. Yelling at each other, riding their bikes or gold carts around/in between people relaxing and families with small children. I have three teenagers and never in a million years would I allow my 13-16 year olds free access to run around a town in the evening everywhere acting like the were. Young teen girls with barely any clothes on and plenty of teen boys running around being obnoxious. We were in the seaside style baby store and about 5 of them came in just to throw baby toys around and be obnoxious. I can’t imagine the store owners appreciate it. Not sure what the parents are doing but they clearly aren’t watching their children. The city needs to get it together and provide supervision if the parents refuse to. Very sad that what was once a cute family oriented town is turning into a mess.

We return to stay in Seaside year after year. Not only has the town captured our imagination but the beaches are the best anywhere we've traveled in the US. White, clean sand and blue-green water that is usually crystal clear. Nice umbrella and chair setup for you to use by Cabana Man.

I LOVE Florida, I have never been anywhere in this state that I did not like..until now. Yes, I traveled here during spring break, the peak of the season. BUT I really did not know what i was getting into coming here. It is so crowded, traffic is nuts, you cannot drive once you get here unless you want to be stuck in traffic. You cannot even walk on the sidewalk without almost getting ran over by teens on bikes. I have teens, that is why i came here but it is such a condensed area (by design) the houses are crammed together and you just feel like you are on top of other people. It is hard to go anywhere. That is planned, this is a community that prides itself on being "new urbanism". Which to me means masses of people in a very small space. Vacation? Not to me...My daughter tried for several days to get pizza at a local restaurant but the wait was too long and she couldn't even shop for a sweatshirt, the police control every shop because they are constantly over the limit on capacity....ICK.

We have been going to the Panama City Beach area for 30 years. We always go to shop and eat at Great Southern Cafe in Seaside. It was always charming and eclectic with great food. A few years ago they started charging to go to the beach. Today we drove there only to find that now you have to pay to park to shop and eat. Maybe we are old and stubborn but I refuse to pay to park to spend more money. Sadly, greed seems to have overcome the charm of seaside, Fl.

And of course white sand! We are Florida folks and beach savvy, and thought Seaside Beach was beautiful. Interesting town, we’ve heard about it for years as a planned community. We just spent a few hours walking around and getting lunch but enjoyed it. We found a parking lot where could park our RV a bit west of the main area and it was an easy walk, look for signs.

This is by far the best beach I have been to. Including beaches on the Atlantic, the Pacific and other areas of the Gulf. Sugar white beach and crystal clear H2O. numerous small fish and sand dollars to snorkel and see. calm waters. lots of eateries close. Shops close and within minutes to "touristy" areas. I enjoyed the quiet and no hustle/bustle of the area. We will be back. Only down side is no public restrooms.

Very impressed with this outstanding white sand beach and emerald water. Very clean and family friendly. The village itself was outstanding too with great Foodie options and tons of shopping. Definitely could spend a whole day here!

Seaside is a beautiful, clean and classy beach. Everything is quite expensive, but you get what you pay for.

The beaches along the sea side area rival those of the Caribbean. You can find little places with less people and it will feel like your own private spot! The water and sand is beautiful

First let me say this: Seaside in general is one of the most beautiful places you can drive to in America. Period.
Ok. Now the story. Cottage Rental Agency. The office is right next to the "official seaside rental office"on 30a. At first, seemed like a good company,everyone was nice on the phone. My wife and I rented a "cottage in seaside" ,or so we thought. All good, till we get there and see its a shack in the woods. Seriously! It's on a dusty sand road in the woods. It's a dump! Smelled like mold,was a renovated garage. Had a dehumidifier,which we had to empty every 3 hours. Called the rental agency, got the run around. The outside of the place is literally in the scrub woods. An old table and umbrella from 1983. A grill that was falling apart. I took pictures. Bottom line, it's a craphole. If you rent from these people,your gonna get screwed.

At first driveby it seems beautiful beyond belief. But it's just a facade. If you're renting there fine. But if you're visiting you're basically a pariah...an outsider who has no right to be there. It's a bubble by the sea with out intrinsic communal life. Add to that the gouging.

White sand that could blind you offset by the emerald and blue gulf waters. One must rent the umbrella and chairs instead of carrying all that stuff every day to and from the beach. Do it early and specify either the Pensacola or West Rustin areas to be close to town center and west side houses.

We have been coming to 30A and Seaside for many years and have stayed there a few times but prefer Seagrove next door. As many reviewers have noted, it is a beautiful town and beach. It has become too crowded to enjoy during the summer. May is generally a nice time to visit but after our experience this trip, we won’t be visiting again. After shopping at Sundogs Books and Modica’s Market, we went to sit in one of the pavilions to look at the beach, like we have done for the past 25 years. We were told by a rent-a-cop that we weren’t welcome to sit there since we were not lodging in Seaside or didn’t own a home there. The home owners are upset that they don’t have a place to sit. I agree with other reviewers that it has become too snooty in the past several years. I can’t recommend spending money or time there. After talking with some locals, this kind of treatment is happening up and down the public beaches around there with communities/ condos trying to keep true South Walton residents (and visitors) off of sections of the beach.

Used to enjoy the town of Seaside and 30A, but now it’s overcrowded with people who think they’re rich.

I have a second home in NatureWalk and have been coming to Seaside for the past 4 years, once a month. In just that short time span, the crowds have grown substantially. I love the town, the shops, the restaurants, the amphitheater and events and additionally the beach and water are pristine. That being said, the prices (again just in the past 4 years) have risen for everything here. I don't mind that actually because I like to throw my support in the form of money into the town. However, from Spring Break to the end of summer unless you want to rent chairs and an umbrella from Cabana Man or the like, you will have no place to put your own chairs and umbrella. This is very disappointing for homeowners like me. I do not rent my house out. It is my home. Because I spend almost 1/2 the year there it would not make sense for me to rent chairs and umbrellas every time I am there. But the chair and umbrella companies place their setups 3 rows deep across the entire stretch of seaside beach. There are really only 2 spots they leave open and renters will drag their beach equip down there at 6:30 in the morning and then not return until 11 in the afternoon. Essentially "saving a spot" on a public beach. When we bought one of the very first homes in Naturewalk I thought we'd found a small beach town paradise that we could enjoy for years to come. I now find myself searching the internet for a more private, small beach town community that I originally thought Seaside was. It is still a clean and beautiful place. And I love my home that backs up to the state forest. But its changing so fast. And the rental chairs and umbrella companies have really gotten out of control for lack of a better phrase.
If you are looking for very little crowds and not sharing the beach with thousands of vacationers, come when the water is too cold to enter, or go elsewhere.

Then grab a bite at Bud and Alley's.
This is a beautiful stretch of Florida, that I return to many times.

We enjoyed this beautiful beach. Very family oriented. Much less crowded than Destin. Beautiful white powder sand. Decent waves to play in. The locals were friendly.

We loved coming here until this year. Why are they charging PER PERSON to use a PUBLIC beach? And it’s not $10 per car or family like at the park, it’s $13 A PERSON. I understand paying for the park, but.. the WHOLE freaking beach?! Sorry Seaside, expect your tourism to drop dramatically because no one is going to pay for this more than once. I wish I would have known before we came so we could have gone somewhere else.

Love this place. Clear water, soft white sand, amazing climate. We visited two years ago and back then there were attendants on the private beaches to check that all users were residents of the streets entitled to beach access. No attendant this year so the beach seemed busier and there were quite a few noisy groups, which is a shame. Hope it's not a sign of the place going downhill.

If you are looking for a dystopian Handmade Tales beach vacation please take your family to Seaside. Seaside has built a whole beachside community w beachside shops and restaurants dependent on easy access to the beach but yet has enlisted a company to keep the same paying customers off the public beach. They have literally put up wire fences and have 4 security guards with walkie talkies blaring to threaten you to stay out. Seaside powers that be, you are stupid for biting the hand that pays you.

Boring and expensive.
We will never return to Seaside. Everything is massively expensive - we got three hotdogs from a food truck and paid over $60.00. It is horribly crowded. Constant traffic - cars, bikes, and golf carts. They also close off all the side streets during spring break, which makes everything worse. Food is mediocre at best. They don’t take reservations so plan to wait an hour or more for tables if you have over 2 people in your group. Heavily regulated - so many rules. They absolutely hate teens. We joked their motto had to be “Welcome to Seaside. We hate you.” We thought it was a safe place for teens to hang out with friends. There were a lot of teens but we didn’t see them doing anything wrong. Curfew for anyone under 21 is 6:45. Yes, it’s 6:45 pm and cops are aggressive about enforcing the curfew. We were out at 7 pm getting ice cream with our kids and every cop said something to them. We were right there with our kids, but the police told them they needed to walk closer to us. We had 6 teens with us, so we take up a little room, but the teens were all close to us. The only time I was afraid in Seaside was when the police were out and being aggressive toward teens who were walking with two parents.
Worst spring break we’ve ever had. Don’t waste your money or your time. 30A is just a tourist trap - they want your money and simultaneously treat you like criminals.

What more can be said about seaside. It is popular because of its beautiful beaches as well as the cute shops and great restaurants - perfect family or couple vacation spot!

We used to visit Seaside before “The Truman Show” and found it to be quaint and quiet. Fast-forward twenty years, and the secret is definitely out. While more people are visiting, and the town has grown to include other communities, Seaside still has a small-town feel. There were more visitors, but, it didn’t feel like “too many” people. We took in the live music at the amphitheater, perused the shops we love (Sundogs) and enjoyed the crystal-white sands and aquamarine waters of the Gulf. Always a GREAT visit!

We typically stay in Seagrove which is next door to Seaside. This visit has been strange. No access through the Pensacola Pavilion unless you rent a beach cabana-I just want to walk on the beach. Shops close early, curfews, overpriced everything, rude service. Increasingly, it’s becoming hard to actually get to the beach unless you rent in one of the more exclusive communities. May be time for another beach.

Seaside is easily the most beautiful beach in Florida. The access is easy, and when you get hungry or tired, you are just steps away from some amazing restaurants and shops.

We rented Wayback cottage in Seaside at a fairly high price once all the fees were included but I figured it was because of it being Labor Day weekend. Very cute and quaint appearing on the outside but MAJOR UPGRADES NEEDED INSIDE! It smelled musty and old upon first walking in. While we expected it to be small, the furnishings were very dated and in poor condition. Especially poor was the sofa which had several broken springs such that when you sat down you sank down and to the side. Rugs throughout the cottage were very old and appeared dirty. The wooden floors were very worn in spots. We had to cook on a hot plate that sat on top of a gas range which appeared to be inoperable. There is no dishwasher. Small flat screen TV in the living room and nice size, wall-mounted TV in the bedroom but alas the remote didn’t work even after putting in new batteries.
Seaside Beach was nice enough but take notice it’s very concentrated into a small geographical area with traffic and crowded sidewalks. It was very hard to navigate around in especially at night since there are no streetlights and street signs are hard to see. Be careful of people on bicycles at night since they seemed to come out of nowhere. Sidewalks and bike paths seem to cross most streets. Despite having access to the private beach you had to go online at least two days in advance to reserve an umbrella and two beach chairs at $120.00/day since you’re not allowed to bring your own chairs, umbrellas or blanket. The day we wanted to spend at the private beach was “sold out” or at capacity. Believe me you can get a much, much nicer rental, beach and open spaces in Destin or Miramar Beach for less money.

Absolute paradise - warm emerald green waters and soft, beautiful white sand with close proximity to shopping areas and eateries. An absolute must visit if you're in the Destin area.

If Affluenza had a zip code..it'd be Seaside! Worst vacation spot ever!! A bunch of spoiled high schoolers (not even college age) drinking, using-drugs & being destructive, while their parents & city officials look the other way. (Parents are usually drinking wine in social groups while their teen is out drunk driving a golf cart looking for drugs or throwing a party. City officials look the other way because these affluenza teens & their clueless parents keep the city funded!

Seaside Beach is absolutely stunning. We have been here many times and it is always beautiful. The emerald waters and snow white sand is incomparable to other beaches. We always have a wonderful time.

Horrible experience, we paid a lot of money to rent a house in Watercolor and use the seaside beach in front of town square however, in order to use the beach guarded by cabana man you have to pay to rent a chair and umbrella $50 a day per person. Then there is a 8:00 curfew for anyone under 21. If you want to use the public beach it is a small roped off area packed with rows of people and umbrellas while you look off to the left or right that is a private beach area that had empty chairs that you cannot use!! Pandemic strikes again???? Or is seaside just trying to make a buck! Waste of time and money and will never return here!

If you like to swim in the sea and be on the beach this is hard to beat, great family vacation destination.

Great low key family beach. Loved that there were mostly vacation homes in the area and not huge vacation complexes. Great bike paths for the entire family along the entire 30A route.

Great Area, Clean Beach, Family Friendly. The water was clear and very blue. Parking was free on the side of the road but limited spots. There was a town center right off the beach and a popular spot.

Soft, bright white sand, and super clean! Shallow water depth for some ways out. Nice umbrellas and chairs are available for rent as are paddle boards, kayaks, etc. The quaint town of Seaside has restaurants, food trucks, and shops.

This is a pretty area and we enjoyed driving through this area including a quick stopover at Seaside. The 30A is a pleasant drive and Seaside is pretty with a few cafes and small stores. We could only find parking for a short period of time and imagine it would be very busy in high season.

Absolutely no parking, finally had to valet for $12 and they were pretty disorganized. Sundog books and seaside style are the best stores. I could only see 2 sit down restaurants and both were completely packed. Sidewalks full of teens and bikes. Streets so congested with cars. Always worth it for Sundog books, but not more than an hour needed in this chaos.

We went on a family vacation it was so much sun , we rented a house did the beach every day . The restaurant are good stinky fish amazing

Let me start by saying that I have nothing against rich people and entered seaside with a positive attitude about it, I live in Celebration Florida and wanted to visit seaside due to the architectural similarities between both towns, as well as due to my love for the film, the Truman show. I purchased an official book about seaside that included a full town walking tour. Upon the first stop of the tour, one of the several beach pavilions, I was stopped by a security guard and told I was not allowed on any of the beach pavilions as I was not a resident a seaside. This was surprising and frustrating as the beach pavilions are a large part of the walking tour. Instead, I crossed 30A and proceeded to spend the next 2 hours walking throughout the town. In that time I passed dozens of people and was saddened by the fact that not ONE of them smiled or said hello to me. It was incredibly off putting and certainly gave the impression I wasn't welcome. This trend continued in one the shops called Duckies. I walked in and was ignored by the female employees who gave me a quick look and decided I wasn't worth even a smile or a one word greeting. Overall, I left that day with a negative impression of the town. The architecture is beautiful, my favorite building being the church, when I went inside the church I actually felt more welcomed and relaxed than at any other point that day. But aside from the architecture, my experience showed me that the vibe of the town is stuck up, prideful, and unfriendly. In contrast, Celebration is also a relatively affluent area yet folks generally will smile and say hello to those they pass on the sidewalk and it has a genuine community feel unlike seaside. It was disheartening but I am not planning on returning any time soon.

This town and beach and community are DELIGHTFUL.

Sad. Covid sad. Not the Seaside you were at last year or in previous years. Limited people in shops, no breakfast at Bud & Alley’s, lots of different COVID protocols. Beach access has changed. The only thing that’s remained the same: prices... and that’s no bargain. Save your money and wait until this BS is over. Hopefully our old Seaside returns soon.

We spent the afternoon at Seaside Beach after breakfast and shopping. Valet parked with the guys next to shopping center ($15.00) and had easy access to our car if we needed anything out of it while we were at the beach. Since this was an impromptu beach stop, we spent another $45 for beach service (2 chairs/umbrella) and enjoyed a great afternoon break from the chaos of the walking, shopping, etc. Best money spent for the vacation.

The beach is long and white and clean. Numerous access points with shower heads to quickly rinse off.

Like other reviewers I agree that the beach is beautiful, the people can you a bit of an attitude adjustment. Southern hospitality should be the norm, not the exception. The beach belongs to everyone, access to the beach is where there is a little problem.

Not often do you get a beautiful beach with lots of people, lots of shopping and lots of food to eat. If crowds bother you than this is not the place for you. If you are looking for a unique beach experience with lots to do and look at than this is a great option for you.

Overrated. Expensive. Popular place for the teens but since you cannot access the beach and have a strict curfew, I would look elsewhere.

We love this beach and i love that people have to pay to get on the beach when people pay seems like they have more respect.

Our visit to Seaside was one of the highlights of our travel this Fall. The white soft sand is perfect for walking and playing on the beach. One of the nicest things is the fact that everyone we met on the beach were friendly. The beach was clean and well kept. A great place for couples, family or taking a walk by yourself.

No Beach Access After Shopping and Eating. Why do you have to rent an umbrella to get onto the beach?

Friendly staff, private balcony on the beach! Felt at home, and amenities were of standard and expected issue. Would stay again.

We did not stay in Seaside, but were treated very well by Cabana Man Beach Service that provided perfect place on beach with chair & umbrella set up. Very much worth the price for the setup. Could then go back and forth up to food trucks and drink vendors. Could not have asked for a better beach experience. Went back for 2 days of this. You will not be disappointed. Yes, no public access without paying, but this classed it up and helped limit the crowd.

Seaside is the attractive town full of white picket fences, made famous in "The Truman Show" movie with Jim Carrey. This little town -- which has a grocery store, several restaurants and other shops -- is adjacent to an expansive and very clean white sand beach. After spending our morning walking along the beach, we stopped for a relaxing lunch at one of the permanent food trucks located on the town square. Beautiful beach and cute town -- definitely worth a visit.

Parking is obsolete. Wannabe police/security officers giving $75-$100 parking tickets is a shady practice. Not only are they making money off vacationers by coming there, there is an added revenue stream with this ticketing scam.

If you have seen the movie, 'The Truman Show' the scenery will look familiar...it was filmed here. Along the 30a, it is a great place to spend a few days relaxing. Clean beaches with miles of bike paths and LOTS of local shops and restaurants.

Beautiful water, gorgeous sand, but crowded!! If you like a beach that is pretty shallow for a good ways out, then this beach is for you!

I was told of the food trucks and that it was the home of The Truman Show. The entire family enjoyed the adventure and a fun visit Duckies House of fun. We alonly had a short visit on the beach which was also busy but was great...like many other South Walton beaches. If visiting the SS beach and area is a fun place to check out!

We rode our bikes to Seaside from Gulf Place (around 30 minutes) and it was a great discovery. Being a planned community, the buildings and landscaping are particularly charming, with a vintage touch that was specially attractive to us. Seaside is a very nice place to ride or walk around, with small stores to visit and a variety of restaurants and cafés to choose from. The beach is also gorgeous, but not during red tide. When we visited it, red ride was at its worst, and we coughed all the time while going around the town!! Fantastic place to visit, but not with red tide!

This beach is beautiful, one of the best I've been too in the U.S. The white sand and clear blue water is beautiful. The waves were perfect. However, you won't find many seashells.

Seaside Beach is very quite and a great place to go. It is in front of the urban development of Seaside. A community that was designed to be pedestrian friendly. The beach is pure white sand.

Just got back from 5 days in seaside and got a rude awakening. Thought it would be quieter based on what I read before going. Seaside fresco to control crowds, limited non guest parking, masks in stores and cabana man managing beaches with no private chairs and social distancing. None of this occurred. Kiddos to Modica’s for great control. That said if you do not care about social distancing go to Seaside. You will have your normal great time. If you have concerns cancel now!

We live in one of the most exclusive and expensive areas of FL. I can look out my window and see the Donald's house. This is not brag, just fact. Now to the point, unless you are in the 1% of the 1%, you will never enjoy a beach like Santa Rosa ( Seaside) for the price. It's beyond anything available in south Florida, and I wish we had visited years ago.

As the original master planned community on 30A, seaside continues to offer the same laid back Florida beach experience it has served for decades. Very crowded during the high season, prices are more reasonable than some nearby developments.
Given the smaller number of properties overall, the beaches feel more intimate than the upscale developments on either side. Check out the open air markets as well as the shoppes surrounding the main square. Enjoy the Modica market and pretend to live as Truman did in the movie. Tons to do nearby, seaside retains its character after all these years.

This beach is amazing, the sand is like powder and it is never crowded. Food and drink is just a short walk away.

When first built in the late 80's, Seaside was a quiet beach town with a new twist and a wonderful beach front. Unfortunately, time has taken its toll on both the beach and the housing.
The hurricanes of the last decade, and restoration attempts, have resulted in a shoreline that is no longer gradually sloping into one that is more severely sloping which has resulted in a bad undertow (rip tides). The housing stock, while architecturally charming, was cheaply built and is starting to look tired and worn, particularly the interiors.
As other reviews have indicated, avoid this beach during Spring Break season, ESPECIALLY when metro Atlanta schools have their spring break, you'll be miserable.

The beach, the town square, a planned Florida town. Parking can be a problem but worth the trip to see. Houses you would love to live in at the beach. Nice stores of all prices. Don't miss if in the area

We rented a cottage this past June in Seaside, just across the street from the beach. From the moment we got there, we fell in love the with crystal clear waters and the beautiful shades of emerald green and blues. The beach was powder soft white sand, and clean. We were on a private section of the beach due to the location of our rental property,but the water and the sand is the same whether private or public. The difference being is the crowd. As far as the town itself, Seaside is a cute place to stay, with plenty of places to eat either within walking distance or a couple minutes drive east or west. I DO NOT recommend visiting Seaside, as I dont want more people finding out about this beautiful stretch along Florida's 30A 😉 But if you must, you won't be disappointed!

What was once an eclectic beachside town with interesting people, beautiful beaches and lovely bungalows has become so over crowded and ridiculous-getting around is a joke even on your bikes (which is the only mode of transportation that will ever truly get you through the town). The accommodations are always nice -but have become so overpriced. And don’t even get me started on trying to go out to dinner. I honestly said I need to get my head examined if I decide that will be our destination again -but it’s hard to say goodbye😞

We’ve been visiting for over 15 years. We keep coming back because of the seclusion and the beaches. It’s sad to see how much the overpopulation has killed the charm. But like most hidden beach gems, tourism eventually ruins it. I never thought I’d see the day Seaside lost its charm and converted to “just another beachside town”. Barely any parking. Rude traffic and overcrowded. The food trucks make it look trashy like a county fair. This is NOT what this town was founded on!

Went spring break supervising a group of 15 year olds. The police make sure everyone obeys the curfew which is good. Spring was quite chilly.

The sand here is super amazing. The waves weren't to big, so the kids had fun. The water was really clear and wasn't that deep unless you went way out. Bring some chairs and shade or rent them here. Also bring some beverages and a jam box.

Although it was a windy day, we still enjoyed our Seaside visit. The beach is perhaps the best in the Destin area. I wonder if the powdery white sand is local or brought in? The sand on the near-by beaches( Miramar, Santa Rosa) have slightly different feel to it. This is a charming beach town...with many interesting architecture characteristics. P.S. very crowded due to Spring Break visitors. We had to wait in long line to order from the food truck. It'll probably be better to visit May instead of early April.

We lucked out with yet another beautiful October day at Seaside. I love this wide, beautiful expanse of beach with the deep blue water. Even when there's allot of people, it feels like there's plenty of room for everybody.

One of the loveliest locations in the entire State of Florida. Immaculate, fun, safe and beautiful beach. However, extremely pricey and not for the faint of heart. The best places to eat are the "airstream trailers" that are strategically located on the town square. A great idea with lots of seating. Gulf front restaurants are twice the price. A fun place to stop when driving the Florida Panhandle.

I have been down here social distancing with my kids since April, and for the most part, I believe it is safe here. My complaint with Seaside is the ridiculous curfew they have implemented. Both Seaside and Watercolor have an 8:00pm curfew for people under 18. One cannot even finish dinner by 8:00pm in Seaside without being harassed by the Sheriff. What makes things worse is that the Sheriff is over stepping his authority and telling the kids it is for everyone under 21. From a legal perspective I am not even sure the Sheriff has the authority to tell a 20 year old to go home. Plus, I would think the Sheriff has more important things to do than harass 20 year olds, but apparently he does not.

The beach pavilions which are the access to the seaside beach are limited to seaside home owners and their guests so this makes for a very nice experience.

Love love love this beach - it was public but is now considered private. Meaning the condos on the beach can and do rope off sections you can't be on.

The town leadership should be embarrassed. Not a family friendly town. The outward appearance is certainly impressive but all of the rules and prices and pretentiousness of business owners is gross. For example our large group spent nearly $700 for 12 drinks and 6 appetizer then left and at the next stop we were denied and mocked for needing to use the restroom. This town should feel lucky but instead they act entitled... it won't last 10 more years. Stay away....Blahhh!!!

Seaside beach is great - the ONLY challenge i see is parking and beach access. Recommendation - take a bike if you can.
But I also feel this challenge holds true for a LOT of beaches, so, take it with a grain of SAND.
All along the beach the surf makes these cool sandbars that you can walk out on - about 50 yards off shore - where the water is litterally inches deep. My wife and I at one point hauled our beach chairs out there to sit and let the water roll over our feet and under the chair. Also good for young kids. We had 2 6 year olds and a 3 1/2 year old that did great and had a blast.

So the greedy community of Seaside will let you spend money in the business but not allow you to walk on the beautiful white sand beach. Seaside along with many 30A community have decided that the beach are for the wealthy and privileged. They want our tourism and our money but we cannot walk or use the beach. The only beach you can us an every day person is the public beach and that is massively packed and overcrowded. There are other places to go that will treat you better.

We came to Seaside today for a walk around town and the beach. Everything is easy access and walkable distance. Unfortunately it was raining so we did not go in the water, but the beach was amazing.
I cant wait to return and jump in the water!

We have come to Seaside several times over the past years. Very disappointed this year. Unless you actually stay and rent a place it doesn’t pay to visit anymore. Parking is horrible. They took away the public beach access. It is too bad as the town had always been an enjoyable place to visit.

Our beach vacation was nothing short of amazing. We actually stayed in Seaside and the experience was much better than past years. The beach was actually enjoyable as opposed to past years when throngs of folks (mostly teenagers & day trippers) overwhelmed the beach and created an "anything goes" atmosphere. Unfortunately it seems as though almost all parents staying anywhere on 30A have dropped their teenagers off for the day at Seaside in the past. From what we were told most of the day trippers & teenagers visiting Seaside spent next to nothing at Seaside. They used the beach & bathrooms, and that was about it. We have observed this ourselves during previous Seaside stays. It seems as though Seaside has simply made some adjustments to try to control some of the past problems.
And not sure why Seaside is being criticized for some limitations of beach access. Rosemary Beach, Watersound Beach, Watercolor, and most other developments along 30A allow for NO public beach access. Seaside still allows for public beach usage (even though its beach is also privately owned) if you rent chairs & an umbrella. We were also told that Walton County allows free beach access through the lovely Grayton Beach State Park just down the road, along with several other public beach access points in the general area. A big part of the problem seems to be that the surrounding areas of Watercolor, Seagrove, Nature Walk, etc have simply been overdeveloped, with too many monster homes that sleep 20-30 people. And it seems as though many of these owners/renters have counted on being able to use the Seaside Beach as a given. In fact, we noticed numerous folks staying in Watercolor, attempting to use the Seaside Beach since the Watercolor beach is actually quite small & extremely crowded.
In summary, ignore the complaints of the folks posting who have not stayed at Seaside. If you actually stay in Seaside on your vacation, you can look forward to a special & now much more enjoyable beach vacation experience.

I love this place. Awesome depiction of the Emerald Coast. Very peaceful place to sit out and relax. Be sure to go to town center and eat at some of the restaurants. Beach is also clean!

Seaside and Rosemary Beach are two places you must travel to and explore. Words cannot describe it. The people are so friendly and there is much to do there. Nothing beats walking the beach and strolling through Seaside with all their “truck” eateries, restaurants, and of course the most magnificent beach in the world - or at least the USA.

My daughters and I enjoyed a long weekend staying in Watercolor, FLA. My favorite part of the trip was walking through the Seaside town, visiting the small shops, coffee shop and Sunni g on the beach.

Beautiful beach and is easy to access from Seaside Square. Beach umbrella and chair service is available for a cost. Don't miss Seaside Square and all the food trailers. So much good food in this lovely little village. Great place to watch the sunset too.

We rented a little house in Seaside. The beach was less than 2 minutes by foot. It was clean. The sand is a beautiful white...perfect for sandcastles. The water a beautiful blue! It was not overly crowded and we felt safe leaving our belongings on the beach when we all went into the water. We rented bicycles (be sure to do this!) and took a short ride into "downtown" Seaside. It is a quaint beach town with food trucks, little shops, restaurants, and a great bookstore!!! We WILL be coming back!!!

SAD SAD SAD. I have been bringing my family to the 30A beaches for years, and enjoying the beauty and community. BUT IT NO LONGER EXISTS! NO real public access to beach left. if you own a house on the beach you can use it. otherwise, you get to crowd into a 100 sq foot area designated for the other 99% of the USA population. if you rent a place not on the beach, you will be dissappointed as you lug your stuff to the beach, and are herded into the small public access area, to be crowded beyond belief, as you look all around at the EMPTY beaches that are no longer public, and not being used. you will wonder why you came. The county can prevent this ELITISM, but choses not to.
TO add insult to injury. the umbrella rental guys act as COPS and will not allow you to even attempt to stray outside the public access areas. AND they set up their umbrellas at 6 am to take up most of the public access beach area. so if you try to set up , you will be behind the three rows of the EMPTY and UNUSED rental umbrellas that act like a fence preventing you from even walking into the water, much less even seeing it. THIs is now the WORST BEACH EVER! dont waste your vacation money here. They dont want you.

We all enjoyed the beach that Seaside keeps somewhat private; allowing only homeowners and or their guests on the beach with a wristband. Biking through the streets of Seaside along beautiful beach houses was enjoyable. Be prepared to spend Ball Park prices for food and beverages throughout Seaside though and most everything shuts down after 7pm through the week. 9pm weekends.

We usually stay in neighboring communities because Seaside is always a bit too crowded for our liking. We come down to walk the town, dine and shop but this time was just sad. Sure, the parking fee is a bit ridiculous since you can’t pay by the hour but forced to pay for the day even though a lot of people will only stay a few hours. But the real disappointment was what they’ve done to the main beach access near the tower. It’s now closed off by a gate and you can’t even walk down without either staying in Seaside or purchasing something from some cabana company. (I’ve heard minimum of $80) It’s even more ridiculous that they’ve put fencing up on either side as if crazed beach goers will go insane and climb over the bushes in hoards to get to the beach. FYI, Seaside beach looks the same as Grayton, Watercolor and so on down the beach. The fact that we couldn’t even walk down with our boys to just look out at the ocean and take a picture after we spend money in your town is absolutely absurd. On top of that it looks terrible. It’s sad a town that already makes so much money on tourism has lost its charm to greed.

I found the beach is amazingly wide and flat, so unlike the Outer Banks beaches we are used to. It was pretty foggy during our stay, so the views weren’t as good as some of the others just a few miles south. Seaside is a touristy little town with several good restaurants and a lot of amusements for a young family. Of special note is the aquarium. It is small and a bit dated, but a lot of fun.

Genuinely a beautiful spot on the beach with fabulous shopping and eating. However, all of the lodging is on the north side of 30A. This makes it quite difficult to venture out to the beach. We have teenage and young adult children but, we were still concerned watching them carry all of their beach chairs, etc.. across the busy 30A highway. I can't imagine trying to maneuver all of that with small children. Seaside is located on the busiest part of that hwy. There are many other options to lodge located a little further down the beach, that are far less chaotic and much more quaint!!!

We have been coming to Seaside for years. Granted we rent in Watercolor and spend a pretty penny to rent a house, we always enjoyed the Seaside Beach for its convenience to the house and trailers. Well....the pandemic strikes again and now the beaches of Seaside look like a prison. We reserved a couple of chairs and an umbrella for my wife and I and usually use towels or beach chairs for the kids- they don’t sit much. We walked up to the prison gates to be told that each person going through the pearly gates must rent a chair ($35 a person) to have access and must have a wrist band. This is not a joke- we saw 18 year old workers chasing down people without wristbands and telling them to leave. The excuse was “Social Distancing” but they had no problem adding additional chairs for a fee. I have even heard that public parking is now for a fee. The good news was the beaches at Seaside are relatively empty and the trailers no longer have lines. We are going to the Watercolor beach today and will spend our $$$ in that area the rest of the week. Wonder if it is worth the $35 a person to lose all of the revenue from patrons spending at your stores and restaurants.

Made it to the beach nearly every day despite freezing temps and even snow.
Every day the beach was different. One day snow, wind, and tons of sea foam. Foam was a foot deep and blowing all over.
Different day, sun, kites, boogie boarders.
Lots of room on the beach for every one.
Nice and flat for easy walks.

This is a beautiful charming town. If you are Starbucks addict you'll have to drive a little ways to get your coffee but within about 15 miles are large stores , grocery stores all major shopping. There is a wonderful outdoor upscale shopping area with some rides, go carts lots of fun things for kids and teenagers to do. Many smaller businesses close early. We rented a very large beautiful house called Destiny by the Sea, we did have to cross the busy highway to get to the beach but it was a very short walk. There's easy access everywhere to the beach, it's very uncrowded .

My family has been vacationing in Seaside since 1994. We love staying in different houses in town each summer and experiencing all that Seaside has to offer. Most years have been great, but one has to remain flexible and adaptable to the weather. There have been many days over the years that we were not able to get into the gulf due to jelly fish, seaweed, algae, rough conditions, rainy weather, or hurricanes. We were even there the summer of the BP oil spill. But then there have been many, many more sunny days when it's been the clearest emerald green water you have ever seen. And against the white, sugary sand, the beach is absolutely beautiful.
Visiting the stores is always fun and each year brings new things to shop for. Most of the restaurants serve delicious food but you do have to time when you go, especially if you have a large party. We have our local favorites but also try new restaurants in the area each year. There's always something new to try along 30A in terms of restaurants, stores, or activities. We have found the people in all the establishments we have visited to be warm and friendly.
I do miss the Seaside of old, prior to the commercial build-up along 30A and the addition of all the food trucks but a lot of the charm still exists. For a family vacation it's very hard to beat Seaside.

If you love crowds and you like people less than 4 feet from you while you try to enjoy the beach and ocean, then Seaside is the place for you. If you like standing in line for everything, and I mean everything, then Seaside is the place for you. The beach is nice and the water is nice, had a couple of days where we had a great deal of sea weeds and other items washing ashore. Would be great for a college vacation, if you were a college kid.

We took some friends to Seaside to see the beautiful area.. We dropped $200 at Bud and Allie's but not able to walk on the beach because we were we not staying at Seaside Beach. They will take your money but you are not welcome on their beach! Go to Grayton Beach. It's beautiful and you are welcome there!

Charging $15 dollars for parking alone, not to mention the $35 dollars you have to pay for a beach chair to even get ACCESS to the PUBLIC BEACH. Everything is gated with coded locks, and guarded by eighteen year old cabana boys who are all too happy to literally chase you down if you set foot in the “seaside” area. If you do happen to get a beach chair, they’re nearly three rows deep, with barely any room to actually access the water. I’m really disappointed by the changes that seaside has made, and most definitely won’t be coming back.

So nice!!!! Beautiful beach- very safe and relax! Pricey but it keeps riffraff away! Worth it! Go late August - no crowds - and prices much more reasonable! Great shops - eat at bud and alleys pizza- yummy!

The town of seaside is a wonderful place to grab lunch with it's many eateries and food trucks. There are shops to explore and the atmosphere is laid back. BUT, the best part is the beach. Travel east just over a mile from those food trucks and on the right side of the road will be the entrance to a small parking lot. Bear to the right and you will find a restroom and fresh water shower to use. If you go to the left, you will wind up in the parking lot of the condos and will probably get towed. The beach is a short walk from the parking lot and the water is crystal clear, the sand is warm and soft and white. The day I was there there was little wind and the sunshine was comforting. Could not have asked for a more perfect day or location. This place is just west of Panama City. If you continue west you will go thru Destin and finally get to Navarre beach after you cross the intercoastal waterway. Here, the beaches are nice, but it is much more windy. We attempted to visit this area but found the road to Pensacola Beach closed, I think due to the nesting birds. Overall, Seaside was a much better place to relax on the water.

The 30-A area off the Gulf of Mexico is exquisite. White sand and crystal blue water. The summers are busy and can get crowded, but this is a must see beach!

Such a unique little piece of Florida. Unlike anywhere else in the state, imo. There & Rosemary beach with the European architecture, very neat! Ritzy area but fun to walk around & get some unique treasures & great food. The food trucks at Seaside are our favorite for the casual, beachy feel. We stay around Destin but make a point to drop by each time we visit.
There is no public beach access at Rosemary. For anyone planning a day trip that is helpful to know. But there is at Seaside.

Always beautiful. Any time of year. The workers stay on top of the trash and stuff left behind by ridiculous amounts of college kids. But...it’s Fall Break so maybe this is an unusually busy week for people who don’t pick up after themselves. 😂

The only good thing about this place was the beach! No customer service at any of the shop and people were rude. I been to better beaches!

The Gulf Coast has truly wonderful beaches and I have been privileged to visit many of them in Florida. BUT --Most Days the water here is an indescribable turquoise and green color, very similar to the Caribbean Sea. The Sand is soft and white and it is usually not very crowded. One of my favorite places to be in the whole wide world.

Quaint seaside town. Just visited. Did not eat lunch. Just walked around and admired the various buildings and sites

cute town but was expecting the houses to be more colorful ... we didn't stay here .. just looked around for awhile .. spend a couple hours and then went back to our hotel.

My guess is that if staying at a home or motel, the place could be great. If looking for a day trip visit- Don’t Do It. Parking was so bad I called the local law enforcement for parking suggestions. To no avail. We are now returning to Rosemary Beach- without ever being able to get out of our car.

Such a quaint little town and relaxed beach. We stayed here a week and couldn't get over how calm the town and beach were in a vacation hotspot. Beautiful waters and white sand. Can't wait to return this year

The beach at sunset is unbelievable! The town spectacular, nice galleries, shops and food trucks. They have a school, church, post office, super cool!
They also have restaurants on the beach too! Pizza, seafood, etc

Seaside Beach is certainly pretty, with sugar-white sand and lovely dunes. This beach area does not have towering hotels and masses of people as one would find in Destin or Panama City Beach. There was a small amount of trash in the area we visited. Perhaps the main attraction of this beach is the quaint town of Seaside just beyond the dunes. There are many food options, but they are not cheap. If you have the ability to bring your own food and drink, you should consider that. Whatever you choose, do NOT litter on this beach. This is a rather pristine destination considering the cool reputation of Seaside in general. The really good news about Seaside Beach is that it is unlikely to ever become overcrowded. There is no room among the homes and townhouses to build condo towers. Enjoy it!

We thought the beach at Seaside was excellent overall. I think our portion of the beach was closer to Seagrove, but we spent time in the general area and definitely loved this area. Only feedback would be a bit more crowded than Pensacola area, but still a great area! Didn’t like some of the private beach areas, which certainly made some of the other parts more crowded. Highly recommend visiting

Such a nice small town and beach. Known to a lot for The Trueman Show. Beach is very nice, clean and welcoming. Plenty of parking in the area as well.

We were originally pulled to Seaside by word-of-mouth and it’s more ‘lowkey’ charm when compared to Pensacola or PCB. While it definitely delivered a comparative peace, it quickly soured when we realized how limited the area is. There were no standalone bars, clubs, or anywhere else to host 21+ clients. All the restaurants closed at 9-10pm without many alternatives within a 20 minute drive. The lack of streetlights plunged the residential area into darkness at night, leaving drivers to try and avoid groups of teenagers and cyclists attempting to cross the street in the dark. Seaside has as much missing, as it does luxury housing.

I love to go to Seaside and hang out. Whether I am headed to Modica Market to find a special item I can't find in other grocery stores or picking up something from their bakery or deli..it's a great store to browse in. You can walk around the square and visit the bookstore or numerous other shops. If you are hungry, they have great restaurants to dine in or several stationary food trucks to select from. Since I live at the beach I generally don't stay in any of the homes or cottages, but I have been to several and they are a great choice for vacations or a destination wedding. They host a farmers market on the weekend and events. So spend a day or a week in Seaside and enjoy your time.

We have a small home in Seagrove, right outside of Seaside. The traffic is honorific and the price of everything is way to expensive. The beaches are nice but now there are signs warning us not to walk on beach. Also, we were lead to believe when we bought, this was a quiet, relaxed, beach environment that was family friendly. Not so for us. Construction is going on everywhere. Huge monster houses with lots of cars parked on the roads and loud music. Also, there is no curb recycling in in Walton County or in the towns like Seaside and Watercolor, or at the public beach areas. Such a shame for a area that claims to protect their environment!!

The beach at Seaside had been an all time family favorite for 20+ years. But in the past few years Cabanaman has overtaken and monopolized a beautiful beach, turning it into a money -hungry operation. They take over rows and rows of beachfront space leaving no room for anyone else who has paid a lot of money to be there to enjoy the beach! It’s ridiculous! Leaves me no choice but to find a place which resembles what Seaside used to be! So sad to see how commercialized it has become. The founding fathers would be deeply disappointed I’m sure!

Seaside is a quaint beach community. It was developed around the idea of a small town with a town center. For years it was laid back and easy going with such staples as Modica Market, Perspicasity and local restaurant favorites. In recent years, tourists have discovered this area which can make traffic tricky and congested. Seaside is worth the visit but you may want to rent a place a little further out in Secrest Beach or Inlet Beach to give yourself a breather from the crowds. The weekly concerts on the green and Farmer's Market on Saturday's are a must. If you are at the Farmer's Market, check out the Sweet Henrietta's Truck...you will be glad that you did.

We have been coming to Seaside every summer for about 10 years. It's not what it once was anymore. Valet parking has taken over what used to be the public parking area. Total greed. Once you park -good luck finding a restaurant that you don't have to wait 2 hrs to sit down to a meal. Even the fast food operations have long lines to order and then wait for your order to come out to you. The shops are nice. It just seems sad and ridiculous that you have to pay to park in public areas in order to spend your money. Going to Seaside at night has become an aggravation that you don't need when you are on vacation. They have succeeded in ruining what used to be my favorite place on earth.

Seaside is a fun beach destination with lots of shopping options. What a great surprise it was to find such great food and service in a busy touristy area! Our waitress was absolutely the best we have had in years! She kept the ice tea and water filled all the time. As we were leaving she brought us an iced tea to go. The food was also exceptional! The Fisherman's plate had Cobia fish, shrimp, oysters, and fried green tomatoes. An excellent choice! The fish was a large portion and juicy. The hush puppies and fried green tomatoes were definitely worth another visit. The price was moderate to low for that location. It is perfect for a young family concerned about the kids making noise. Enjoy!!

Get rid of the caban boys who are rude and monopolize the beach front, which does not allow everyone to enjoy the beach. The boys were swearing at us...and were relentless about our right to enjoy the beach. There were thousands of ghost chairs that were not being used. There were no breaks between the chairs to access the water and the people who rented the chairs felt entitled to not only the chairs they rented but the beach in front and in back of them. I have never seen anything like it...what was supposed to be a relaxing day at the beach, became stressful and so unfair. Isn't a puplic beach for everyone to enjoy? Well not here. Sad.

Of all the beaches, this one is probably the best hidden secret. It doesn't have too many people and it's very clean. I thoroughly enjoyed laying out. Don't forget to wear sunscreen!!!

We arr staying in Seagrove and walked along the beach all the way to
Seaside. The beaches are all wonderful along this area. We love the access to the beach in Seaside right next to Bud and Alleys. It is so pretty and the beach beckons you from the top of the stairs

My negative comment will be limited to the chair and umbrella rental on the beach. They charge $50 dollars per day. That is a very expensive rate.

Such a beautiful beach with white sand beach’s and pristine shorelines! The beach is filled with lots of families with you and old members. A great place just to sit back and enjoy the waves! Best beaches within the continental US!

As 12 year veterans of Seaside and 30a we couldn’t be more disappointed as to what this has become. Essentially, your $8k vacation home rental is just the buy in for the opportunity to be taken advantage of at every turn. Everything is over crowded, over priced, and designed to make the visitor spend more. Like so many other great things, seaside and 30a are commercialized and ruined.

Great beach. Crystal clear water while we were there. Great food. Family atmosphere etc. We will be back! Bike riding everywhere. Walk anywhere else. Food trucks etc

If you’re looking for anything other than sitting on the beach, this is not the place for you! It was beautiful but we like to go to historical sites when we travel. The food we had there was only okay. We won’t be planning any trips back. After about three days we were ready to go home!

This beach with pristine white sands and architectural entrances is a vision even in November. We weren’t sure that November was a time to do a family get away to the beach. But the weather was from 68-78 during our week there and required a light jacket in the evenings. All the restaurants and beaches are not overflowing with people. Consequently, We will do another fall trip to the beach to avoid the crowds and the uniqueness of Seaside. Be sure to watch the professional sand castle builders and catch a photograph of the evening sunsets. Your professional or cell phone photos will be priceless.

Great beach near several beach-front restaurants. Excellent place to watch the sunset. Plan well, though, because there is limited public parking available nearby.

Gorgeous sugar sand beaches with beautiful blue-green water. Weather has been perfect. I wish the pavilions were still public.

We explored Seaside and sites associated with The Truman Show movie. Beautiful beach, neat shops, and a cool natural park setting that made for some great photos amongst the trees.

The beach is absolutely beautiful. Unfortunately, we were there right after Tropical Storm Barry, so while the surf was amazing to look at, it was treacherous. It was double-red flags (stay OUT of the water) while we were and the tide was pretty high. We still enjoyed walking on the beach and did go into the water very close to the shoreline. However, even that close to the shore, you could really feel the current. There were lots of people much further out that weren’t heeding the warning of the city and the lifeguards.
I don’t know if there is a lack of available guards or what, but having grown up on Long Island, NY, I can tell you this in not best practice. One guard for the entire public area, especially in times of rough surf is dangerous. And if the one is out patrolling in the ATV then there is no one on the stand. I think this can be improved.
We were staying on the private beach and rented an umbrella and chairs, however, the number of chair rentals is out of control. Way more set-ups than people using them. Would be nice if there was a limit so you could actually see more of the beach.
This area does not have a recycling program. Not a bin to be seen. And the trash bins available are not near large enough to accommodate all of the trash that was thrown away.
All that being said, the sand is sugar white, no seaweed, beautiful blue and green water, perfect temperature - not freezing cold, not too warm. I’ll be back!

So I read a lot of negative reviews and discovered they all were coming from people who actually weren’t staying at Seaside. Perhaps these people once visited this beautiful private beach without actually paying for the very thing that allows it to exist and are now upset that they are required to actually STAY at the place to enjoy its amenities.
From what I can tell, it is in fact privately owned. And the beaches would be little more than marshland had it not been for the developers who made it as great as they did. As much as I hate “the man”, in this instance, the man is the reason anyone comes here. If you want raw, natural Florida, go down to Grayton beach. It’s great! But if you are doing a vacation and want to actually swim in the ocean, go east of there. My family of five and two grandmothers just hand a great vacation here. It’s not over-priced, and anyone who thinks otherwise has never had to pay to stay at a beach in NC, SC, GA, or AL. Well worth the trek for us and a fraction of the prices we are accustomed to. The house was great, beach amazing, and Seaside is as unique and fun as it was a decade ago when I was one of the many college kids swinging by to check it out.

Seaside Beach exceeded my expectations for a clean sandy swimming beach. During our stay there were no bugs, 90 degree weather and 80 degree water. Folks were friendly, lots of restaurants, food trucks (permanent airstream style) and bars.

Seaside is a charming community. Once you arrive you only need a bike or golf cart for your transportation. Luckily you can rent both of these here.
The quaint town offers an ice cream shop, book store, record store and clothing shoppes. All within walking distance.
The beaches are absolutely beautiful!! I definitely recommend using cabana man for your beach chairs.

As featured in the movie, "The Truman Show", Modica Market is one of the coolest places to go in Seaside. It is set up like an old general store. You feel like you have stepped back in time. Totally appropriate for one of the most unique towns on the Florida Panhandle. For a one of a kind vacation destination, Seaside does not disappoint and neither does Modica Market.

Absolutely make time to visit if you’re in the area. It’s a beautiful beach. Chairs and umbrellas available to rent as is stand up paddle boards (try to go out when water is on the calmer side).

Beautiful beaches and nice walkable atmosphere. Many casual dining choices but the two bigger restaurants in the town are not very good. Too many restrictions on who can and can't use the beach. Hopefully some of that will fade as the walk along the beach through the state park to grayton is wonderful. Need to connect the streets to watercolor so you can sneak out the back to Publix.

I’m a big review writer since I base my vacation choices heavily on other peoples reviews. We were on a family vacation to the Destin area and knew nothing about it except people told us it was beautiful and the sand was white. We are a family of 5, which included my husband, my daughter (age 11), two sons (ages 9 and 2) and myself. My advice to you is go straight to Seaside or stay there. It was amazing and colorful. We instantly wanted to move there. It is a very well laid out area that had a very cool beach vibe to it and had a lot of parking. Everyone was walking around in their bathing suits coming from or going to the beach. People traveled on bikes or golf carts everywhere, the beach was picture perfect, the architecture was modern, there were cool shopping to go in, a row of airstream trailers with food and shaved ice, and many outdoor fun restaurants. People were clearly there is relax and enjoy themselves. The beach was perfect with white sugar sand and clear green water. Everyone is happy and were in vacation mode. It is an absolute must see and stay. Next trip we will be staying at Seaside. I can’t say enough don’t miss this.

Beautiful sand, right in the middle of the tourist area. Rent just about anything from paddle boards to kayaks and everything in between. Soft sand, rolling waves, cerulean blue water, drinks and food coming right to you at the water.
And shops of every kind are walkable from the beach. Seaside on 30A is a great experience. Best of all at Seaside is that everything is upscale but still casual. Stay for a weekend or a month and be entertained all up and down 30A from Grayton Beach all the way over to Panama City. This beach area is grand!

Bicycle friendly town. This would be a great place to let your teens ride bikes/walk to on their own. We ate lunch here twice. Enjoyed looking in the shops, walking around the town and seeing Truman's house, and taking sunset pictures on the beach. The beach area is beautiful and very close to the restaurants. Vehicle parking is limited. There are 2 lawn areas available to lock up bikes.

This area is essentially a private theme park for the rich enabled by Florida's insane beach access laws. You can't access the beach unless you pay, and rent-a-cops shoo people away from areas of the beach deemed private. Yeah, it looks nice in pictures but the gall it takes to claim "ownership" of the beach is appalling.

My wife and I spent 8 nights in the area, immersing ourselves in the aura and town. The beaches are beautiful with numerous entrances based on where you stay. There are umbrellas and chairs available to be reserved for 4 hours or the day. Very convenient and accessible to food,bar, shops and restaraunts.

We spent a day with friends in this beautiful town. I felt that it was a bit crowded but apparently we saw it on a light day. We had a beautiful day at the beach and loved walking the streets and shopping and eating in town. The movie in the square was a huge bonus. Great day. Downfall were the lines to get to the food trucks and the crowds. I'd love to see it in the fall/winter. Don't forget to go see "truman's" house. Fun for the kids.

We live in Lynn Haven, an hour away, and used to come to Seaside all the time on the weekends and would spend a lot of money on food and beverages. Now, the main pinnacle beach access is blocked off by a literal fence and makes you pay $80 for 2 people to go on the beach. It has a sign that says, "public beach access 1/4 mile west", which is the Watercolor parking lot access. Go there, there's about 50 feet along the shore you can jam yourself into. The rest has signs that say, "private beach". NOT the Seaside of a few years ago. I am mad and I'll never return. If you want to hang out with rich tourists who can afford $80 beach days or tourists pretending to be rich, this is your place. Badly done, Seaside, badly done.

Had a lovely time at Seaside Beach. From the East Coast, and this was the first time on the panhandle. Beach was beautiful and clean. Water was clear and calm. Highly recommend Seaside as a vacation spot. Great for couples and families.

Ok, so if you have seen the Truman Show with Jim Carey you are in the right place. This storybook town is beyond adorable. It has American dream displayed in its "Saturday Evening Post"-like quaint homes and square. The beach is just a minute away. The food trucks are a nice touch to this town. They are of quality and that I appreciate. Although some are a bit too pricey but I guess that comes from being in such a nice place. 30A is a bumper sticker all around the south and this is where they come to see the essence of 30A. A must see. Don't forget to google the Truman Show house. It is only a 5 minute walk from the downtown area.

This is a great white sand beach with gorgeous views of the Gulf. The beach slopes down gently and you can get quite a ways away from shore and still not be in more than 5 feet of water! Put the grandkids on your shoulders and walk them out to play in the waves!

Stopped in to visit while driving along the Oregon coast. Such a cute little beach with quaint shops. The beach is absolutely beautiful.

Seaside offers beautiful coastline just like Alys and Rosemary Beach, but is more family-friendly and open to the public. This community is definitely just as beautiful but in its own unique way. Whereas other communities are more quiet and exclusive, Seaside is full of activity. Shops, events, restaurants, food trucks, etc. This hamlet is a lovely place to be

Seaside offers white sandy beaches, beachside services for chairs, umbrellas and food. All this with crystal clear ocean surf!
In addition there is something for everyone regardless of age. Great restaurants, food trucks, shopping, farmers market, music, etc.
Loved the fact that my girls could bike, shop, swim, eat and enjoy their vacation in a safe, family friendly environment.

Both the town and beach are extremely pretentious and you will be frowned upon if you are not of the rich, preppy crowd. The water was closed for most of my vacation despite it being consistently cloudless and having no adverse weather. Do not expect anything to do here besides sit on the beach, either. I did not see a single boat or boat dock all week despite being right on the ocean, so do not expect to be able to do any fun water activities that require boats like snorkeling and parasailing. The only nice thing about this beach is the color of the water itself, not that you can go in it all that much. Food was extremely overpriced as well. Go somewhere else in Florida if you are looking for a relaxed, stress free atmosphere OR an exiting ocean adventure.

Not a visit to the Gulf Coast goes by that I don't visit this cute little town. Cute artsy shops, specialty stores, outside eateries, the beautiful sunsets and spectacular sugar, white beaches! Whether you rent a bike and explore the side streets or stop by for an ice cream or come to dinner and enjoy people watching, there's something for everyone! Enjoy stepping back in time whole you're here!

Cute area, nice beaches BUT will never come back to Seaside again! There is an 8pm curfew for anyone under 21, it is ridiculous and there are “security” patrols out by 7:30pm telling (actually they are yelling)the kids to go home. One of them actually yelled at our 18 year old daughter who was sitting in our rented golf cart in front of our rental house (which we spent a fortune to stay in) at 8:15pm to go in the house or she would call the police and we’ll get kicked out and have to leave!!! I will take our family and our money elsewhere and will tell all my friends and family (& you) to as well!

Really fun beach day at Seaside Beach. The beach is beautiful - white, soft sand, blue water. You can rent chairs and umbrellas. Such a relaxing afternoon spent at the beach. Also, compared to many of the other 30A beaches, I love how many restaurants and bars there are close to the beach. I got a little thirsty, so I got up from my rented chair under my rented umbrella and walked over to a place that makes coconuts filled with prosecco and then walked back and enjoyed my beverage with my toes in the sand. Perfect!

Just don’t. What used to be the most peaceful, scenic, enjoyable beach community has been fast tracked to “the Gatlinburg of the Panhandle.” It’s absolutely lost all of it’s charm and serenity. The shops aren’t the same caliber as they used to be and neither is the clientele. Famous, popular restaurants in the past are now overpriced, low quality, and the expansions have completely taken that wonderful old school beach ambiance straight to the gutters. I’ve lived in a neighboring community for about 22 years and have watched the steady, horrifying changes that have taken place. But, in their defense, what else could they have done? It’s overcrowded, overpriced, and so built up that there is not even a breeze from the once unobstructed view of the gulf. It is ruined forever. It’s heartbreaking. I heard another person call it the Disney World of the Emerald Coast. Unless you are staying ON PROPERTY… do not bother visiting. You will regret it unless it’s in February. You will have to pay to park and not get to touch the sand. The only time that residents in neighboring communities can even get close to it anymore is during the winter. Bye Seaside.

My family dearly loves Seaside Beach. My favorite beach!! The area is so charming and quaint with its white picket fences and adorable beach cottages. No one is allowed to build over 3 stories high. Fantastic boutiques, book stores, toy store, food, candy, bike trails. The water is emerald and turquoise with pristine sand. This area is family friendly yet not too loud. No spring breakers here! Serene, relaxing & gorgeous!! I could go on & on!!

Seaside, Florida is a beautiful place. The town itself is legendary and was used as the primary backdrop for the film, "The Truman Show" The town designed by Andres Duany is a perfect example of "New Urbanism" which has the purpose of ending urban sprawl. The town is an Architectural Masterpiece! I once had an idea to photograph a certain Theosophist here, who is also an Architectural Masterpiece! The beach at seaside is naturally amazing! It has perfect white sugar sand and the water is so clear you can see out far into the water. It is great to swim and snorkel in. The abundance of the tropical fish near the shoreline are fun to observe and they have a habit of schooling around your feet and nipping at your toes and feet in a very welcoming and friendly manner. The weather is warm, the water is warm, and it is so refreshing to go for a swim. Seaside Beach is as close to the definition of Paradise as you can get! Amazing place, I highly recommend it.

Very professional staff, and they were also friendly! The price was about right. But the massage was just, okay. My wife on the other hand was quite pleased with her massage. So maybe it was just the luck of the draw. Anyway, it was not the worst by any stretch of the imagination but I will check out a new place next time I'm in the area.

We've been down to the 30A area several times but this was the first at Seaside/Watercolor. We loved it. Everything clean and in walking and biking distance. We will definately be back.

We go for one week every October, and it is truly the one thing I REALLY look forward to. If we dont stay in Seaside proper, we stay in a condo in Seagrove which is a 5 minute car ride from Seaside proper. But, I love staying in a cottage in Seaside because you can park your car, and not use it again until you leave...if you want. You walk to shops, restaurans, the beach and even a small grocery store in the semi circle. I have never felt uneasy walking around. It total peace for me. BUT....I wont go in the summer! Too crowded!!

It was so corral blue here. Just stunning! But this beach is busier than other areas. It's nice that it's close to restrooms and restaurants in Seaside. Chairs for rent.

Have been visiting Seaside for 30+ years. Love walking the shops, getting taffy, fudge, and ice cream on the way. Lots of fun candy and ice cream shops along the main shops road. Walking the promenade along the beach is relaxing and romantic. Beach is big, great sand, water is always chilly but in summer you can wade and jump the waves. We have rented homes in the area and have enjoyed it. Plenty of hotels too.

Without a doubt, this is a gorgeous area! The Truman film (with Jim Carey) was partially filmed here and in their visitors center on the wall it states rental fees for filming built a school here.
It is apparent that you must have a lot of $$$$ if you hope to purchase property here . The rental costs to stay in local properties is also sky high too! I spoke to a local resident who said you could have bought a property and small home for $69000 in 1981. Now, he said, the his fees per month are more than his original mortgage note was.
There is a property listing board at the end of the horse shoe area of buildings that lists homes with land for sale that range from $800,000 up to over 6 million dollars! Sorry even if I had that kind of money I wouldn't buy property here as it gorgeous but there are people literally everywhere -- riding bicycles, walking and driving motorized vehicles. The wait to eat in their local restaurants is also ridiculous if you try to eat at a "normal" eating time with small children.

I have been to Seaside many times, but I like it best in the late Fall and Winter. It can be a bit cold, but the beach is beautiful and not crowded.

To me the best beach in Florida! Great sand, beautiful water and a great location. My favorite beach location spot!

Seaside has beautiful beaches but so does Sandestin, Destin and Pensacola! Seaside was overcrowded with cars, bikes and golf carts that it was a hazard to be even walking around. These people don't even care if they hit you with their bikes. No one (not even the young kids) stop at crosswalks when walking, biking or on a golf cart making it impossible to get out of your parking space.
Parking is a joke. They have one public parking lot and public beach access. DO NOT even try getting back up to land from the beach at any other location then the public access because they have security at all the beach access entrances only allowing you down/up to the beach if you have a band showing you are staying there or in Watercolor
Don't even try to eat there unless you have a reservation. Pickles had a line down the street, approx. a 1hr wait to order to go, pizza place was the same and food trucks were all order/pay on phone and wait for your food to be delivered to a table that anyone can just grab and go. .
Only about four stores are open in the area. So other then beaching it, don't expect too much night life. Oh, there is a HOA imposed 8pm curfew for 18 and under. NO EXCEPTIONS!! <insert eye roll>

This is a unique beach town about 15 minutes from Destin. We found the beach to be more expansive than what we found in Destin, and the beach was cleaner as well.
The local architecture was interesting and there are a wide variety of food trucks located adjacent to the beach which provide a wide array of menu selections. This community reminds us of some of the areas along the coast in California which are unique and have some local flare.

My family and I had been visiting Seaside in Florida for the afternoon. We took advantage of the time and waited for the sunset over the gulf.
What we experienced was one of the prettiest sunsets directly in line with the white sands and it made for a beautiful photo opportunity. Folks from the surrounding food establishments came out to take in the spectacular sight as well. Very pretty with such a unique angle in reference to the beach.

We loved hanging out on this beach. There was plenty of shops and food available throughout the day to stop in to, and the sand and water were so beautiful. Couldn’t ask for a better beach!

One of the best beaches on the Gulf. Fine, white sand, easy access on foot, in June not too crowded. Two sandbars give you a place to stand further out and freak waves for boogie boards. Love, love, love this beach.

My family has been to Seaside at least a dozen times in the past few years including trips during spring break, summer, and the fall (off season). We have always found Seaside to be very family friendly and a great place to bring our elementary aged kids. We have noticed over the last few years that Spring Break at Seaside has been getting progressively worse. Specifically, high school aged Spring Breakers are descending en mass on Seaside (and probably all of 30A) and are completely unsupervised and disruptive to other visitors. This isn't a new phenomenon, but Spring Break 2017 has set a new bar on how bad this problem has become.
Some of the things that are happening in Seaside this year at Spring Break:
1) Enormous numbers of spring breakers on the beach spread out everywhere so much so that you are always 100% surrounded by 20+ teenagers anywhere you might choose to sit on the beach (including in the on-beach chair rental company's set ups). As an added bonus, you will be treated to multiple, competing blue-tooth speakers blasting various types of music including profanity-laced lyrics.
2) Masses of teenagers roving around the streets of Seaside, impeding bicycle and vehicle traffic, shouting, swearing, shrieking, etc at all hours. At times there are literally groups of over a hundred of them without an adult in site.
3) Kids hanging on to the outside of vehicles as they drive down 30A or through the streets of Seaside.
4) You won't be able to walk from your lodging to the beach or shops without hearing profanity. If you want to teach your 5 to 10 year-olds various words and expressions that can't be heard on basic cable, Seaside is now the place to help them get that education.
For those of you that might view my comments as indicating that I am some sort of prude or that I don't like crowds, that isn't the case. Summers in Seaside can be very crowded and I am completely fine with that. In addition, I imagine that most of the kids here causing the problems are probably good kids but something seems to happen when they are in large groups that disables their ability to use common sense and instead turns them into a nuisance. What I don't appreciate is hordes of completely unsupervised teenagers who are inescapable for the entirety of a week at the beach during what should be a relatively tame family spring break, this isn't Panama City or Daytona after all.
Seaside ultimately needs to decide if the March and April months are going to be for spring breakers or for everyone else. Right now, it is clear that they are completely okay with what is going on as there is no enforcement of noise rules, traffic laws, or public nuissance laws (such as how I just witnessed a kid on the top of one of the roofs of a Central Square shop...yes on the roof). 2017 will be our last Spring Break at Seaside. We will vote with our wallet next year and go somewhere else.

Me and my family had an absolutely wonderful experience!!! We rented a house (in Seaside) so we had access to the beach while there. I felt safe with the security all over the town keeping everyone safe. All the shops were so charming and the farmers market was wonderful. Highly recommend to those who want a perfect family trip.

This beach had some of the most clear waters we had come across within the panhandle of Florida. We absolutely loved the environment and plan on making our way to seaside more often!

We used to love going to Seaside. But in the past several years, it’s a lot more crowded and you are not welcome on the beach if you are not a homeowner or renter. Even the pavilions are private. I used to visit, buy a sandwich at Modica Market and enjoy eating it on a pavilion overlooking the Gulf. Now security will ask you to leave. The sweet Town of Seaside is no more, in my book!

This area boasts, and with warrant, some of the best beaches in the country. A short drive to one of several state park beaches will prove their beauty, and is by far the true draw to this little town. However, if you're looking for a laid back, easy going, friendly beach bum style vacation, stay away from Seaside. If you walk around in shorts and a t-shirt, be prepared to be snickered at from all the pastel color polo-wearing yuppie men, and scoffed at by the "I wear 4-inch heels at the beach" women. The town is full of snooty people, pretentious wine bars and non-authentic shops. Essentially, if you're down to earth, stick with Destin, Pensacola or Gulf Shores for a good time and similar beaches. Or if you're only interested in the beach and nothing else, this is a good place...just wasn't the atmosphere my family and I are comfortable in.

I live on Okaloosa Island but enjoy day trips out to 30A to shop, dine and spend a couple hours at the beach. Well no longer!... at least not out to Seaside. I was extremely disappointed to spend hundreds of dollars shopping in the local stores and having lunch only to then find out I could not access the main beach entrance by Bud and Alleys as I have been doing for years. Fighting the traffic to drive over for the day used to be worth it, but I will no longer go to Seaside. Why should I spend my money in your town if I can not even so much as look at the beach from the boardwalk? They put up hideous fences and hired teenagers to chase you away if you do not pay outrageous fees for chairs and umbrellas. All I need is my towel and sunscreen- I mean come on! This used to be such a cute town to visit... I was even going to plan my wedding out here. After this last experience, I'll now be following suit with the other disappointed locals and will be taking my money elsewhere. There are plenty of other beautiful towns that support the locals and still welcome public beach access. Goodbye Seaside!

Aqua Gulf waters, sugary sand, friendly neighbors, and a beautiful city welcome you to this slice of heaven. Featured in Jim Carey's "The Truman Show" most people believe that the idealistic town was just a movie set. I love to tell travelers that it is REAL, and just as lovely in life as it was on the big screen.
The perfect water temperatures, and tons of charming little stores to pop in make this tourist spot worthy of my 5 star rating!

Quaint hip town with a beautiful beach. The center of town offers multiple food trucks to fit most appetites. Cute diner called Pickles that was open aired providing street views ...perfect for people watching.

Great for families, lot of quaint shops, non franchise dining and less touristy & traffic than Destin.

Don't leave this area without checking out this area out AND be prepared to spend some time shopping, eating and drinking...This area has some great boutiques, dress shops and beachwear stores as well. The eateries all along this stretch of Beach are fantastic. We go almost every other Summer and have lunch and what not and several different restaurants. I highly recommend the Burger Shack on the Boardwalk. No one will beedisappointed here at all.

Beautiful white sand, clean beach for miles along emerald waters. Dunes are all preserved. Cool weather is still great, but warm or hot sunny days under the Cabana Man's umbrellas are wonderful.

Since April 2021, $15 to park. There is a store I like to go to at Seaside but I'm not wiling to pay the $15 or shuttle in from somewhere else. I do understand the # of cars in the area, but there should be some type of short-term parking for those who just want to stay a few minutes. Just don't want people to be surprised if they aren't staying in the area.

My wife and daughter have been here over a dozen times and this was my first visit. I'd heard their glorious reviews so my expectations were high and I wasn't disappointed.
The sand is white and clean. The water is shallow for quite a distance so it's perfect for toddlers and youngsters to frolic in the summer sun.
Teenagers and adults can travel further out to sea for a nice swim and some modest body surfing. Sunsets are something to see, especially with an ice cold beverage in hand.

Friends rented 5 bdroom home. Super nice with golf cart. 2 minute ride to beach. 5 minutes to town shopping, resturants. Beach beautiful white sand. Festivals going on. 30A is my new happy place. They started 30A sessions,just had Lady A as 1st one last week.
30A takes you to so many areas. Watercolors,seaside,seagrove,grayton, South Walton. Oh, and outlet shopping. Great view of sunset at 'bud&allys restaurant. My special happy place.

An interesting business model Seaside has going.
They market their beaches as a wonderful destination, but then deny you access to the beaches once you get here… unless you want to pay the mandatory $80/umbrella rental fee to get on the beach, then you will not be getting on the beach without a mile walk to the nearest “public access point” to the public beaches.
No, thank you. We will not be back. Ever.
Purely a capitalist decision. Seaside is not providing what it says it is, while charging an arm and a leg on top of the already high prices. There are thousands of miles of beaches within the same driving range from our house. We will find a destination that enjoys tourists relaxing in their town and on their beaches… while we spend our money there.
Don’t waste your time and money being frustrated with this nonsense.

This was our first time visiting this area, and I'm sure it won't be the last! The sand is like powder, the water clear and emerald green. There were crowds, but nothing outrageous-we definitely had plenty of space, but there were plenty of kids for ours to meet.

Seaside is a lovely community with lots of great places to shop and eat. The beach is very special, but the dune crossing are so unique, all designed by prominent USA architects.

Beach is beautiful and Cabana Man chair and paddle board rentals are awesome! You pay a lot to stay in Seaside and gain the access code to the beach. And then you pay a lot to rent oceanfront chairs and an umbrella. After saving and spending all that for a vacation, you expect to be able to bring a book and chill and take in the view. Nope. It’s turning into Destin. Loud, daytime drunk people start blaring the worst sh*t music and set up chairs in front of you, blocking the view of the ocean you paid so much for.
I’ve gone to Seaside the last five years and every year it becomes less relaxing and less worth the premium. The town needs to ban loud music and police the excessive partying or people will stop going. Personally, I think I’ve heard enough Foghat and don’t plan on coming for anymore.

Seaside is a wonderful place.. until this march. Parents, WHERE ARE YOU? roaming groups of teens drinking. New social media apps allow them to congregate in violation of local rules. Then, when confronted by police they actually threaten the police??? 20 and 30 to one officer? THANK YOU for putting in the curfew. for those of you that don't like it stay away!!! Also, I respect that there are private homes and private boardwalks. The fact they have to be patrolled is evidence of the lack of respect by other renters.

I've been hearing about Seaside for years, my parents used to vacation there, but I finally went for myself. As I said, my new favorite place! It's like a page out of a Norman Rockwell book but with a beach twist. Clean, friendly, safe, scenic, great for families or couples, I can't say enough good things about Seaside. End the day with dinner, drinks or dessert and hang out around downtown. It's the place to be. Great restaurants, shops, kids playing, live music at times. And access to the beach, it really does have it all. Be prepared, it is not a cheap place to go, but well worth it.

Tourist trap. Boring. Overpriced rental homes, bikes, food, restaurants. No cultural relevance and doesn’t try to include any cultural history or significance other than promoting the beach and shops. Beach was overloaded with seaweed, sargassum, or sea grass. Water was not blue and clear but More like greenish with a hint of blue. Sand is white and very powdery soft though. As for the restaurants, for being a beach town and bragging about having fresh catches everyday, the food was mediocre and expensive. If you’re looking for a great seafood experience like steamed blue crab, then forget it. Nowhere to be found. They like to fry all the seafood and offer snow crab legs as the ultimate crab experience (snow crabs are not native to FL, FYI.. they come frozen). If you plan on eating out, plan on paying 3x as much as a chains prices. But, my kids had a blast riding their rental bikes all over and hanging out with their friends. The town is extremely safe too. I did not worry about their safety at all. Highlight of our trip was booking a private deep sea fishing excursion. I highly recommend it bc you get to see different parts of the bay and islands that you would miss just by staying idle at Seaside. Overall, if you plan on vacationing here, just lower your standards and bring extra money to throw away.

Came to Seaside to hang out in town and grab some drinks and a bite to eat. While waiting for a table, we thought we'd go down to the beach to kill time. That's when we discovered that there are locked gates at the beach and you are not permitted on the beach for whatever reason. I've never seen anything like it and I don't think we'll ever return to Seaside. It's a shame because we've always made a point to spend a day here anytime we were in the 30A area.

The beaches at Seaside are among the most beautiful I’ve seen. From the quaint and relaxing town above with its varied shops and tantalizing food trucks, to the gleaming white pavilions overlooking the sun reflecting sea scape surrounded by sugar soft sand, Seaside is the one place not to miss be on beautiful 30A.
Visit and see for yourself. It’s not to be missed.

Way too crowded and over priced. If you are looking to spend a lot of to fight for a small part of beach, deal with parking and traffic problems each day, and overspend for everything then this is the place for you. I would stick to Dunne Allen Beach or seagrove.

Sadly we will not be coming back to Seaside. We have been coming to 30a for our yearly family vacation for several years now and visiting Seaside was always a highlight of our trip. Unfortunately, all the recent reviews are spot on and Seaside has turned into a private beach club. I only wish we had known before planning our time in Seaside. There’s no reason for any shopping and eating along a beach that’s not public and welcoming to all. So long, Seaside!

DONT WASTE YOUR TIME! Unless you are renting in the Seaside community you are not welcome. Overpriced, overcrowded. would be a fun place to go if beach access was permitted without having to rent a chair. its out of control. If you are thinking of renting here just know you are contributing to the disappointment of the locals. the recent private beach access laws are a total disgrace. This will not change unless people stand up and let the politicians know this is not acceptable.

Now they charge for Beach access. Seaside Beach and Seaside itself will never see me again. What a shame what has become of this town.

This is mostly a private beach, it is not crowded at all but you need to be a guest or resident to use the beach. Yes you need a wristband to hang out. Sand is pristine, water is warm...

Be prepared to cough, have your eyes burn, and even see dead fish float by. We were SO disappointed. This is a yearly favorite trip, but no one warned us of the health hazards here now.

I can't comment on the crowds a lot of reviewers are complaining about. It wasn't crowded when I was there, although maybe going later in the afternoon helped with crowds. I spent 22 yrs growing up in Florida (St. Pete), and the beaches I grew up with pale in comparison to this place. I am NOT a beach person (give me a snowy mountain any day), but this place blew me away. The beauty of the water, the perfect sand, it was amazing. If you walk directly out from the town square, under the famous tower, and onto the beach, you'll think you've stepped onto a postcard. I may not be a beach person, but I could spend every day relaxing on this beach. I can't really comment, either, on the "lack of shells", but water is crystal clear, the beach is immaculate, and the sunset is beautiful. Definitely plan to spend at least a day here if you're staying anywhere within 100 miles of here. You won't regret it.

Horribly crowded. Loud. No charm remaining in this once wonderful place. Not sure why truck mufflers seem to be outlawed in Seaside but nobody seems to have them any more. The experience is totally different than what was originally envisioned for this place. Sad.

We love everything on 30A but the best part is that seaside beach got a good variety of restaurants and shopping is available in walking distance.

We have gone to Seaside almost every year since 2011. We always book a house in Seagrove Beach but spend most of our time (and money) in Seaside proper. One of our favorite things to do was grab a pizza & beverage from town & go crabbing at dusk. Days on Seaside beach and evenings at beachside restaurants with walks on the beach we’re part of our fondest memories. They now have blocked off the beach from the public and raised their prices significantly in surrounding restaurants. We grabbed a drink from The Taco Bar and a beer was $15. We were stunned at the restrictions that a seaside has imposed. They have made it very expensive and by default very exclusive. You have to pay to go on the beach now. They will let you on the beach, but you cannot get back into the town of Seaside without a bracelet. They’ve built ugly fencing around all the beautiful public entrances making it impossible to access the town for anything without paying. What a disappointment and let down. Don’t waste your time. SeaCrest & Rosemary are beautiful & free to the public. We will be moving away from quaint Seaside. It’s not what it used to be!!!!!

Absolutely love Seaside. Great little beach town with shops, bars and places to eat right on the beach with a cool town center. This place is unique. Beautiful cabins and homes. Would love to live her but probably never will because it's expensive so will just continue to vacation there. The beach is second to none. Just got back from The Cayman islands last month and I'd put the water and beach up against Cayman any day. Absolutely gorgeous. Been to several Caribbean and beach destinations in Mexico too and it's pretty hard to beat Seaside, Besides Cayman , It's one of the best beaches around. Definitely in the US

A once-accessible and remarkably beautiful place now discovered and claimed for their own by the greedy, wealthy, and arrogant from parts near and far (truly Seaside has now become known the world over).
One has to wonder what Vincent Scully would think. He’s honored in a larger-than-life mural that towers across the street from this pavilion. Scully inspired two of his students at Yale, Andrés Duany and Elizabeth Plater-Zyberk, to create the movement called “New Urbanism,” a principle on which Seaside was founded. Scully, Duany and Plater-Zyberk would later be the first three recipients of the Seaside Prize.
The beautiful beaches of the Seaside community are increasingly cordoned off with private beach signs and security guards at the behest of elitist homeowners backed by state legislators some of whom are also elitist beach-front homeowners who think the beach to the waterline is theirs and would claim the sea too if they could get away with it. I’ve stopped at this pavilion entrance countless times over the years to run on the beach and to patronize the local shops and restaurants, including the open air market on weekends. Now it’s a closed gate with cabana-boys collecting an exorbitant fee for a wristband just to walk down to the beach in the vicinity of the Seaside town center. I'm quite sure this is not what those who conceived and built Seaside envisioned.
Seaside has been an enduring investment in the future thanks to the new urbanism vision of the founders, reflected in it’s beautiful and functional community-oriented design but, sadly, gradually losing the spirit of that vision, captured here as a reminder:
“We advocate the restructuring of public policy and development practices to support the following principles: neighborhoods should be diverse in use and population; communities should be designed for the pedestrian and transit as well as the car; cities and towns should be shaped by physically defined and universally accessible public spaces and community institutions; urban places should be framed by architecture and landscape design that celebrate local history, climate, ecology, and building practice.”

It is embarrassing for a beach town to not provide public beach access. And this is after paying $15 to park. You can spend money at their shops and restaurants but beach is closed off behind a keypad access doors. Politicians at their worst.

This was a beautiful find, away from the chaos of Destin. I wish I would have found it earlier. This is a very nice upscale area that does not disappoint. Wonderful indoor and outdoor shops right next to a very well kept beach.

The beaches of the Florida panhandle are truly the most beautiful I have ever visited. The white beaches along with the unique fresh water "Dune lakes" make this a very special place to visit.
Miles of clean beaches with turquoise water of the Gulf of Mexico make this a very relaxing destination. Seaside, Blue Mountain Beach, Seagrove, and Grayton Beach are all very family friendly with breathtaking sunsets. .

The water is so crystal clear with white sand beaches. It is a postcard come to life. The area is clean and people are friendly. This is an exclusive destination and I never felt unsafe. A definite place to return.

Very nice beach, never crowded, easy to walk onto. Tons of vendors right up off the beach for food and drink.

I was there with family on June 15, 2020. We ate lunch there. It took 45 minutes to find a parking spot. We spent over $80 for 4 people. We thought it would be nice to take a dip on the beach. Two high school kids would not let us pass because we did not have white bands.
So you know what Seaside. Screw you!!!!!!!!! I have posted the same story on Facebook, Instagram Twitter and a private financial website. There are over 6,000 people that follow me. I have also sent personal emails to family and friends. Also, my wife and children are posting the same comments.
You do not own the water that meets the land. When I was there two years ago. This never occurred. How dare you not make Seaside Family friendly.

Seaside is absolutely beautiful, but I have a few complaints.
1. As a person of color, people were constantly staring at me, especially when I was at a store. It doesn’t matter if you dress in your best clothes, they just see you as a person of color and it is extremely uncomfortable.
2. Parking is a nightmare. It took us 1 hour to park in the heart of Seaside, and another hour to find parking closer to the beach, which brings me to my next point.
3. I had to walk 30 mins away from Seaside to find a public beach. And I know this is out of their control, but the beach was full of algae. Miramar or Destin is so much better.
Although I had these rough experiences, there are some things I really enjoyed.
You cannot stop by Seaside without eating at Pickles. It is so good! I also highly recommend renting bikes unless you want bloody feet!

The beach is so relaxing. Love listening to the ocean waves. Bring your family and enjoy the best day ever.

The sea is not very deep so you can visit with your children.the sand is Really white and it feels very well.

Seaside is a truly beautiful town, with fun shops and cafes and a beautiful beach. For a long time, it's been worth fighting the lack of parking (really bad in summer, still difficult in off-season), but they've recently eliminated even more parking and started acting like an exclusive club, reserved only for those renting condos or cottages and to heck with other locals whose property taxes help fund everything they want to do with the beach. They've eliminated many public beach access points and now require a chair/umbrella rental ($80-$120/ day) to enter through a locked door, manned by a hired business. I'm not even sure requiring a chair/umbrella rental is legal under Florida's public beach access rules, but if they truly want to become more like Rosemary Beach down the road, they deserve the lack of business locals will start to withhold in the off-season. Save your money and go to Santa Rosa Beach or Grayton Beach just down the road; the beaches are just as beautiful, you'll save money, and it's a much less hoity-toity, more authentic atmosphere.

My wife & I only walked on the beach to enjoy the view. The sand was perfect & the water was crystal clear! The only downside would be finding parking if you didn't arrive early..

Gorgeous white sand and water. You can take your own chairs and umbrellas or there's plenty of rentals. They always have the flags posted to let you know the weather conditions and the conditions of the water.

Very well maintained, scrupulously clean, not crowded even during spring break, can rent chairs and have them delivered there or bring your own.

This beach is a nice place to spend a day, especially if you need some variety of beach, shopping, sightseeing, and eating. The beach and water are true to the emerald coast designation. There are available lounge chairs and umbrellas for rent. Lots of photo worthy spots. The town of Seaside is situated right up to the sand dunes. Lots of dining options, even some food trucks. Interesting variety of shops. Picturesque theming of the town make a walk about as relaxing and enjoyable as a walk down the beach. Great place to visit, just don’t drive too far just to visit if you have access to decent beach elsewhere.

Sugar sand and tons of families - even with more rain than usual this year, it's the best. Saw fish, sand dollars, crabs and huge pelicans. Little bars on the beach serve rum runners and cold bottles of rose in kids' plastic beach buckets. My daughter got an inexplicable rash that may have been from round little jellyfish that don't seem to sting ... but leave a rash behind for later?

I had read a lot about Seaside in Southern Living magazine and on Facebook. We were staying in Destin all week and decided to head there for the day. It was 6 adults and 3 kids. It was a very cute little quaint town with tons of boutiques, food trucks and restaurants. However it was very difficult to park and worse, to gain access to the beach! Everything was private access through the restaurants. And kind of snooty because we were the only ones we could see who brought tents and radios. Everyone else was renting the $25/day chair/umbrellas, and looking down their noses at us lol. And then the beach was not even as pretty or big as Destin. This may be a nice getaway for couples on a honeymoon or a girls weekend for shopping but if you’re looking for a fun family place I wouldn’t recommend.

We found this place just driving the Emerald Coast, what a wonderful little beach town. The cafes are great and the permanent "food truck" which are airstream rv's are amazing with great gourmet food choices, beach is gorgeous, we were caught in a downpour but loved it all

The beach is kept extremely clean and safe. There are lots of restaurants to grab a quick lunch. I was surprised the beach was not as crowed as I would have expected given all the housing in the area.

The beach is not too crowded during spring break and there is an early curfew for teens at night which keeps the beach family-friendly.

I've been going to Seaside beach since 1997. It used to be so beautiful. I went the other day and all the accesses to the beaches were locked with keypad access.
You cant even go up on pavilion to overlook the beach. I had walked down from another beach before I knew this. I went up on a pavilion I've went up on for years and a security guard walked up and made me leave.
This is such nonsense. We should boycott this place until this changes. Why should we spend our money in their stores when they wont even let you look at the beach. This was a sad day. I dont think I sill ever go back to frequent their stores. What used to be a magical place is now just a bad memory.

It's a wonderful little town to walk and shop. I love all the food truck options. It's outrageous they charge$60.00 per person to go on the beach. I was very disappointed with this. I will stay close to where the beach acres is free thank you very much. Parking is very limited and also very pricey. I would expect to pay for parking for the beach, but not for walking onto it.

The beach at Seaside is set behind the dunes off of 30-A next to Seaside, Florida. Each entrance at to the beach is at an architecturally unique pavilion. Beach is now employing wristbands to emphasize use and access for residents and guests of Seaside. Plenty of shops and places to eat on the other side of the dunes.

I have recommended this cute little town of Seaside to so many people, and they are never disappointed. The beach is beautiful and there is public parking with bathrooms and a shower. The town has food trucks, restaurants, stores, and a little market.

Very trendy area with beach barely visible behind the walled villas. It is a very small area which is quite pricey. That being said, we were there Labor Day so it was extra busy. Worth a visit but bring patience and your wallet.

My wife have been visiting Seaside since 2015. This poor place has lost all its charm as it chases the all mighty dollar. Exorbitant parking fees, $80 fee to use the beach, and a pure feeling of exclusivity. My family and I could easily afford to spend the day here, but refuse to spend money here on principle when there are so many other inviting other towns nearby with equally beautiful beaches, charm, and better food. Trust me, it's not worth coming here anymore. Spend your hard earned money elsewhere. All the best Seaside...

It’s a perfect beach - soft sand, small waves, and absolutely beautiful sunsets. There are various access points to and from the beach but some are access controlled so it’s best to check. Some great restaurants and coffee shops within walking distance.

The sand is amazing and water is clear. Our 4 year old had a great time playing in the sand and water.

The approach to this beach gives you a breathtaking view of a white sand beach with aqua waters. In January it had very few occupants and was pristine.

What a terribly frustrating tourist trap. Not much to do except drive around hunting for a parking spot. Most spots are cordoned off and unavailable.
We drove in circles for an hour (no lie) bedore giving ip and driving to the next town over and walking back. Whoever designed this place should take his civil engineering degree and burn it.
The entire 30A area is nice due to the fabulous beaches, and Seaside and Watercolor are among our favorites. Seaside has several great restaurants and shops, bike rentals, and bars, and during the season can get pretty crowded, Watercolor, next to and behind Seaside has more homes, many of which are larger and on bigger lots, and is quieter - both are great, just a bit different
