This is a tale of two restaurants. At first this eatery appeared to be a fine place for a lunch. The location is good, The ambiance clean and inviting. Order staff was courteous and helpful with selections. He did warn us that this was not fast food and it would be a while for our orders to arrive. Then we sat and sat and sat. The rate that food left the kitchen suggested that they were understaffed. Finally one dish arrived. -Avocado Toast. Really nice presentation and good taste. Sometime later the second order finally arrived - a Cuban. Not so good. While Cubans are quite variable, you don't let burned elements out of a kitchen. No matter what you do to a sandwich, if you burn it, you can't disguise it.. A real disappointment. They did refund the cost of the sandwich so point to them.

A Must Do Place

The first thing that struck me was the welcoming atmosphere and cleanliness of the establishment. My waitresses was very friendly and helpful. The service was quicker I anticipated for as busy as the place was. I ordered the, “Full English Breakfast” which came with an English sausage, blood sausage, bacon, beans, two eggs, roasted tomatoes, mushrooms and toast. It was an ample amount of food and was prepared very well. I would come back again.

Fantastic food cart. Forget the inevitable row after row of Thai stalls and chai out the fantastic food on offer here. Good to see another Brit doing well over here. Chris (lovely guy) and his locally borne wife Hollie, produce some amazingly tasty food. I was only in town for two days but it was so good I came back for more. Very highly recommended

Without a doubt the best duck confit eggs benedict I have ever had!!! PERFECT! Mimosa and Bramble were perfect as well. The price was spot on! The best Sunday brunch I've had in a long time! Thank you Chris!!!!

I discovered this spot a couple of years earlier and I have been here for brunch whenever I visit Portland. The inside is quite specious. The English, Irish, or American Breakfast specials are very filling. Although like most brunch spots on the PNW weekends, it will get crowded with substantial wait times.

We had a great first experience at Kingsland Kitchen. Service was excellent. My husband had the biscuits and gravy which was tasty and flavorful. I enjoyed the mushroom and spinach omelette with potatoes which was wonderful; leftovers for lunch as it was a large omelette!

I've been to Portland so many times, but I really scored big on my dining selections this time. This place is EVERYTHING! The restaurant is on a corner but located inside a hotel, but not sure if they have any affiliation. In fact there is a sign inside the hotel that says you cannot enter the restaurant from their hall. But the front door via the street to the restaurant was jammed (we didn't know at the time) so we entered the back way from hotel hall. No one cared but we realized later after hearing the hostess that the door from the street to the restaurant is hard to open. You have to yank at it. The food is really good, portions ginormous, quality excellent. Service was over the top. Staff is really attentive. I had the breakfast tacos, and it was sooo good. My friend had the biscuits and gravy. Portion was so big she barely ate half of it. Then we shared the french toast which is a MUST. I am going to say it's the BEST French toast I've EVER had. This place is a food lover's dream. Would definitely come back again! They do take reservations which is advised bc it was pretty busy when we went on a MONDAY.

Staying in downtown Portland with so many choices to eat. We decided to stop and eat at this place. Nice busy hip little place that serves up the food. Lunchtime was pretty busy but we were able to get a seat real quick. Has the lunch special, Buttermilk battered chicken with fries , someone else got the brisket fries which did not disappoint if you have ever had carne asada fries you could understand these and then someone got the double decker burger we got our bellies full and came out happy.

Great for breakfast lots of choices. Its a busy restaurant so go early. Omelette I ordered was delicious and plentiful. Comes with toast and home fries. Waitress service was spotty had to ask several times for a coffee refill. I still would recommend this restaurant for a delicious breakfast.

We are here on our way to the museum---and I am glad we did. the four of us were delighted with our choices---all were very satisfied. I had a smoked salmon bagel---yum!

Excellent breakfast cafe

Stumbled on this little gem when we could not get into a nearby better known cafe. Modern and full of light with plenty of space. Excellent breakfast offerings very reasonably priced. The owners are hands on and we had a chat. The business started as a food truck and became no 1 place to eat in Portland do they moved to the next level. Great service with proper coffee. Deserves every accolade and I noted that the other customers seemed happy and comfortable. 5 stars from me.

Amazing Breakfasts

This was our go to for breakfasts. British type breakfasts available (blood pudding, beans...) but also many combinations of eggs, bacon and sausage sandwiches. The bacon is to die for and you get a lot for $1.00 extra. We also had the avocado on sourdough toast which came with a fried egg on top for $6.00. Great food and prices and service. Only disappointment was that it wasn't open Saturday morning. Definitely worth going to!

Full English breakfast! (even at lunch)

We went here for one reason: to have Full English Breakfast. I called to make sure that they would serve it over the lunch hour, and the guy who answered the phone had a terrific Cockney accent. It's located in a super trendy and edgy area of downtown Portland. Parking is on the street or in parking garages and can be hard to find. There are transients on the sidewalks. The inside of the eatery is super hip and not particularly attractive. Just about everyone working or eating there was a hipster: ultra cool with lots of tattoos, etc. Our server (no English accent) was very pleasant, courteous and attentive. Our Full English Breakfast was epic: two huge banger sausages, two large pieces of "back bacon," a grilled tomato, grilled mushrooms, white toast, two eggs sunnyside up, a pot of baked beans and black pudding. On this dark, wet, cold Portland day, we needed the energy, warmth and calories that this breakfast provided. When we finished our meal, we felt like standing up and singing "Rule Britannia!" at the top of our lungs. My English forebears would be proud.

Kingsland Kitchen started out as one of the best and most popular breakfast/lunch food carts in downtown Portland. That success has moved them up to a real restaurant space a few blocks away at 319 SW Pine St, Portland, OR 97204. Great breakfast sandwiches with even a huge and messy "full English" option available. Good size portions and definitely not diet food, but very satisfying with big flavors. Great lunch selection as well. Hardcore coffee set-up, beer/wine and full bar.

One of the best breakfasts we’ve ever had

If you’re ever in Portland, Oregon, YOU MUST have breakfast here. They used to be a food truck and were rated number one for the two years they had it. Their brisket is quite possibly the best I’be ever had. The Eggs Benedict was unbelievable. My husband had the French toast and he said it was one of the best he’s ever had. The grilled cheese with bacon sandwich made my daughter emotional. Other daughter had vegetarian full English which was also amazing. The mint iced green tea was so tasty. The customer service is superb. The place is so cute and clean. Definitely will go down as one of our favorite places to eat breakfast. You will not be disappointed.

We really enjoyed our brunch here. I ordered the smoked salmon benedict; my husband and daughter ordered the ham and brie sandwiches. They enjoyed these, but I think their favorite thing was the chai lattes they got; these were so yummy! The salmon benedict was wonderful. Nice service, a little slow for the food to arrive and they mixed up a few things, but were always friendly. I would go back again!

Breakfast Sandwich Must Destination

I am from Austin where food truck abound, so I am hard to impress. This place gets top marks from me!!! I had the luck of passing during my breakfast hour and the line got my attention. I knew these people knew something I didn't, and I wanted to find out. Several recommended the fried egg, arugula, ham, pepper jack and dijon sandwich...so I indulged. Everything I saw people eating looking amazing and my next visit to Portland will definitely have this place on my must-do list. Thanks Kingsland Kitchen, I'm glad you 'Brexited' to Portland!!!

Good food, not so good service

Had to ask 3 times for a missing place setting. Eggs were not cooked as we asked but they replaced them quickly. Had to ask twice for the HP sauce. Tea came without a saucer to get rid of the bag, had to ask again for the milk and sugar. Before we finished eating, the manager laid down the bill and let us know that others were waiting for our table...we were still eating! And we are not slow eaters. The food was good (not stellar, but good), but the service was not.

My husband and I went to Kingsland for breakfast while visiting Portland and it was fantastic. I had the avocado toast and it was delicious! The avocado smash was flavourful and the egg on top was cooked just right. My husband had a breakfast sandwich and it was also great! I had a chai latte with almond milk to go and it was so tasty that we returned the next day to pick up coffee before our day of exploring. Would definitely recommend Kingsland Kitchen!

This place had wonderful sandwiches! We arrived just a bit too late for breakfast, but in time to see the them pass by as they were being delivered. They looked amazing! I ended up having a Cuban sandwich that was wonderful! Great employees too, very personable. They also had mimosas, bloody mary's etc. that were yummy!

If I could have only one meal…..

I used to think if I could have only one meal, it’d be pizza. My mind has been changed. If I could have only one meal it’d be ‘the all American’ breakfast at Kingsland Kitchen. I went with family today, and it was simply the best meal I’ve ever had. Bacon crispy (as asked), eggs, toast, sausage/bangers, hash browns, pancakes, & coffee…. all to perfection. Filling, relaxing, and nice. I will return.

This was one of the best comfort food breakfasts we had. Perfectly prepared egg on an English muffin. I was salivating at their lunch menu. Their servers were so friendly (and recommended great places to eat in other parts of Portland). We loved the clean and spacious digs. Skip the line at Mother's and come here.

Great Food

I was staying near by and thought I would try this place based on the other reviews. I am so glad that I decided to go here. The service was really good and the food was even better. I had the slow roasted pork sandwich and it was really good. The pork was moist and had a TON of flavor. I really liked the crunchy pork skins that were on it. It was also a large sandwich and the price was very reasonable. I think I am going back for breakfast tomorrow.

WORST RESTAURANT EXPERIENCE OF MY LIFE

Extremely bad service. Waited 45min+ watched people come in after me get seated before me. Host had extremely poor communication skills, he was biased to not follow first come first serve. No management skills at all, I saw clean empty tables and more than a 10min wait in getting people seated. Seriously DON'T WASTE YOUR TIME!

If you enjoy breakfast sandwiches you will absolutely need to stop here while you are in Portland. I got a sausage, egg, and cheese and it was fantastic. The sausage was so large that I ended up taking it off halfway through but it was very tasty. It was one of the better breakfast sandwiches I have had in a long time.

Horrible, rude after meal treatment

DON'T GO HERE!! Just had the rudest and the most offensive service that I've ever had in my life at Kingsland!! My treatment without my white companion felt RACIST!! We are finishing our meal and my white friend went to use the restroom. Then the female server (that visited Turkey)came over and requested that I leave and go sit in the hotel lobby next door and wait for him in order that a white couple who's waiting come in and take our table! This is the most bizarre and offensive request I've ever had during an incident of service. There were tons of large tables open, middle row seating that was open, window bar seating that was almost TOTALLY open and unused (except one single guy), and a large 6 top that was open and could have been given to the couple, as well as another large 6+ top table by the window that had been open all morning . To kick out people that have just been served in your restaurant while you reserve other seating that is open for large party customers that are not even in the restaurant is sh*t service. How will my friend know where I am without his cell phone and coat that he left at the table while I'm next door in a freaking hotel lobby??!! So I refused and told the server her request was rude. Tell the couple to sit at the window or wait! If this is how they treat their customers, I will NEVER ever go back!!

Delicious, Cool Vibe

When traveling by myself, its always nice to find a place with a friendly vibe to grab a bite. I hadn't been to Portland in a long time, so I had no idea where to start in finding a great avo toast (the craving of the day). I picked Kingsland for proximity to my hotel and menu desciption. Glad I did! Very yummy, fresh and bright meal. Housemade hot sauce is one of the best touches a restaurant like this can provide. Their's isn't hot at all, but very very tasty. fabulous drip cofeee too. My only reason for 4 stars is the laughable practice of iPad billing which suggests tips. The tips rates started at 20% and went up. Presumptuous to say the very least.

Excellent option for a different brunch in downtown Portland

Kingsland Kitchen adds a British brunch option to the very busy downtown Portland dining options. We stopped by during a Saturday to have brunch before an appointment. Kingsland is located on the southeast corner of the Portland Embassy Suites. The interior decor is somewhat eclectic, with animal fur-texture seat upholstery, white painted walls and ceilings, and British-themed items. We were seated only after a brief moment, even though they were busy. The restaurant was rather noisy with the dense seating and hard surfaces. I ordered the #10 which is a beef brisket sandwich while my wife opted for the house turkey sandwich. The wait for our food was reasonable given how busy they were. My brisket had been crisped up by some time on a flat top. The resulting crunch and caramelization was a nice surprise. My wife discovered that the waitress had confused my wife's request for what the menu lists as the "house pork or turkey", which she wanted with the bacon, with a very similar "house turkey" which lacked the bacon and had with pepper jack cheese. Despite the mix-up, we still enjoyed our sandwiches. Word of caution: do not repeat my mistake and try to cut the #10 in half before eating. The bun is too soft and the brisket too firm and crisp to tolerate this. Just enjoy the #10 as served. Service was good.. Prices were a little high, but given the location and food, it's not surprising.

Comfort breakfast on a rainy day

I ordered the french toast and it was excellent, nice and fluffy. The fruit was fresh also and the whipped cream was a nice touch. I ate the whole plate while sitting at a bar seat watching everyone walk by. I was a nice relaxing experience.

I got a pork sandwich without the bread on a bed of greens. I almost couldn't finish because there was so much meat. The couple who own and run the business are very pleasant. This is a food cart I will look for the next time I am in Portland.

Never been to a restaurant with quicker service... very impressed. I had the bacon on naan bread which was very tasty, though I should have asked for crispy bacon and a well-done egg. Still I enjoyed the meal in a nice setting located by the Embassy Suite.

We were looking for a spot to grab a quick lunch, and the hotel staff suggested Kingsland. What a pleasant find. Asking us we had brisket, a Cubano, chicken sandwich, and tacos. All of the meals were very good. I've heard breakfast is very good as well, but we didn't have a chance to try it.

Went for breakfast. Fresh squeezed orange juice, best french toast I've ever had, made with sweet brioche and custard accompanied by fresh fruit. Simply delicious. Other members of our party had the american breakfast and the breakfast burrito. All of us had generous portions on our plates, but they were emptied due to taste and quality. Wait staff friendly and welcoming. Would definitely return when in the area!

Great food truck/small kitchen diner. The owner is quite charming and took time to explain the food to us. I ordered the special which was the brisket sandwich served on French roll with Chimichurri sauce and Muenster cheese. Oh so good.

Yes, you read the title correctly ;) Our family had just arrived to Portland at about 1:00 pm, but our nearby hotel room wasn’t ready, so we popped into Kingsland to have a bite. There was a short wait and then we were seated by a friendly staff member. Our server was super friendly and took our orders. My daughter and I both had the avocado toast (mine with bacon), and while I can’t recall what my husband had, he was a member of the clean plate club that day! The avocado toast was delicious, and the accompanying tomatoes were sweet and fresh. The toast was a bit hard to cut with a knife so I gave up and ate it with my hands. Service was pleasant and attentive. The decor is tasteful and cheerful, too. I’d definitely return to Kingsland Kitchen if I were in Portland again.

We ate at the Kingsland Kitchen on 12/26 and had the most amazing breakfast there. Our server (Kaylee) was simply great. She was courteous, witty and took great care of our dietary restrictions. We ordered the Vegetable omlette, Pancakes, French toast and Avocado bread. Everything was fresh and delicous. I highly recommend Kingslan d Kitchen for breakfast and brunch. Our kids absolutely loved it! We will most certainly be coming back for more in the future.

Our large party enjoyed brunch at the Kingsland Kitchen, which was in the same building as our hotel. We had a variety of dishes and everyone was pleased with their choice! My vegetarian English breakfast was scrumptious and I had a great cup of coffee to go along with it.

Only the patio was open but they had ample seating that was spread out. The menu is fun - lots of items we were not used to seeing on a brunch menu. We shared their pancakes and OMG they were delicious. I don't usually do pancakes but their Eton Mess pancakes were a taste explosion. My hubs ordered the steak and eggs and he was very impressed by the size of the steak and the quality. Bonus, they are pet friendly!

We decided to eat at this breakfast space after we were walking by and saw someone else’s eggs Benedict. My husband ordered exactly that, and I had the English vegetarian breakfast with gluten free toast. Both were absolutely delicious. In fact, we have both talked about the meal more than once. Service was great, food was fresh and so good and had flavor. (The roasted tomatoes and sautéed mushrooms served with my English breakfast were amazing.) I would highly recommend this spot *more* than the neighboring Mother’s restaurant which was a FAR longer wait and where the breakfast is just meh. P.S. Their cold brew coffee was fantastic, and the presentation for their English breakfast tea was adorable and delicious.

We came here on a Sunday morning. We walked by a few other places we found on Yelp because the wait was too long. This place was able to seat us right away. It’s super cool and modern with classic rock playing. They have delicious bloody Mary’s! Breakfast was excellent! Service was quick and friendly. Great coffee and beer selection. Good location too. Very Walkable.

What a great find in downtown Portland Oregon. We wanted an experience breakfast and had been told to try another restaurant next door. Thank goodness that restaurant wait time was too long. Even during prime brunch time on a Saturday we only waited a short time for a great table with a city view. Our server Victoria was exceptional! Even though the place was bustling with guests she never made us feel rushed. We instead felt that great relaxed brunch we had hoped for. Plus the foooooood! Yes that Gabe bangers and beans in typical English fashion. We skipped the theme food for what ranks as one of my favorite restaurant breakfast ever. My French Toast with the blueberry compote was perfect. Fresh peaches pomegranate and berries were sprinkled on top and obviously fresh. The coffee was killer perfect even just drip! They offer lots of special coffee too like lucky charm marshmallow coffee. Every table and every thing placed on it was adorable. The food, the creamer and the fresh flowers ! Hub had the eggs Benedict. It was just beautiful!!! He made all the “omg” “mmmmm” and “ahhhhhhhh” pleasure noises that indicate culinary perfection. We will definitely make the effort to eat here again on our next Portland adventure. If they had 10 stars I’d rate it 10!

Neighborhood jem with a British flavor

When the wait for brunch at Mother's Bistro was an hour longer than my boyfriend and I were willing to wait for, we started wandering downtown Portland and stumbled on this little neighborhood jem. We managed to grab the last table before this place got super busy. I noticed that the interior of the restaurant was modern and stylish with a British twist. There was a pretty good cocktail menu and even better brunch menu. I loved how the restaurant added a dash of British flavor to several popular American brunch dishes making them actually surprisingly better. I struggled to make my selection because I wanted to try all the dishes. In the end we ended up ordering curry chicken and waffles and brisket hash. Both dishes were delicious! The only problem was the wait. It took at least 45 minutes to get our food, but in the end it was totally worth the wait! Highly recommend checking out this place.

Came here on a Sunday around 10am, didn’t have to wait long for a table at all. Very cool and chic atmosphere. Amazing drinks, fresh squeezed OJ and one heck of a brisket breakfast sandwich!

Filling and fast, kind of squinched with people

We spotted this restaurant the day before, when we were waiting for our meal at PoBoyz. Knowing we'd need a good breakfast the next morning, we agreed to give Kingsland a try. They were busy when we showed up the next morning, but we were taken right away to a table near the back of the restaurant. Our waitress came by with water and asked for our drink orders - two cups of coffee appeared on our table not long after. For my main, I went with the Spinach and Mushrooms Benedict, and chose the breakfast potatoes for the side ($18). My husband ordered the Full English Breakfast ($23). Even though they were slammed with guests, they got the order in and our food on the table relatively quickly. There were almost too many plates for our small tabletop, between the three plates served to my husband (main, toast and the almost-forgotten black pudding) and my one plate. The benedict was tasty, if a bit watery from the spinach. They cooked the eggs to perfection - always a clincher for me - and the potatoes were cubed small and crispy. The mushrooms were sauteed and got a bit lost in the amount of spinach heaped on the muffins, which was kind of disappointing - the mushrooms were tasty! The full English breakfast wasn't a "normal" English breakfast - not something you'd get at a small cafe in England, I mean. His meal came with a couple sausages, some beans, a few sad mushroom caps, two eggs, the tiniest black pudding you ever did see, and bread. Oh, and roasted tomatoes. It sounds like a lot, and in the UK, it would be, but here it was a bit skimpy. Still, it was enough to fill him up, so it got the job done. The only small nit I had was that the tables seemed to be squeezed very close together. We were sandwiched in between a group of four and another couple, and it felt like we were in their laps. It's uncomfortable under normal circumstances (I swear the other couple was eavesdropping on what we were chatting about at one point), but during a pandemic, it was more noticeable and cringey.

We tried Kingsland Kitchen today for the first time as a family. We wish our experience was good so that we could share this. The truth is, we would rate this restaurant less than 1 star if we could, based on the worst service we have ever had at any restaurant. We were seated and ordered drinks and food. We were then forgotten by our server after that. Some drinks arrived a half hour later by someone else and after an hour of watching other tables receive their meals we started looking for our server. We eventually found her and asked about our food. She said, "Can you tell me what you ordered again? I think I forgot to put it in the computer." She later confirmed she never gave our food order to the kitchen. It was apparent she would have never checked in with us had we not inquired. We left hungry. It’s too bad because this looked like a fun place to eat. We won’t be back.

What a find!

We popped into this little place located on the corner of our hotel on our last day in Portland. Wish we would have found it sooner! Since we are following the KETO diet plan, we are rather picky in our eating choices, however both of the owners bent over backwards to accommodate us - and we had a great experience. Will definitely stop in again the next time we are in town!

Kings land kitchen just opened their brick and mortar downtown. I’ve had some delicious meals there since then. Memorable were the bangers and mash. I’ll be eating here often!

A great place to stop for breakfast

It was our first morning in Portland and we were walking around trying to choose somewhere to get breakfast. We walked upto Kingsland Kitchen and it instantly caught my eye. The cabin is beautifully made and the food of offer sounded like it would be good. We both had breakfast muffins and they tasted so good and were made fresh while we waited. It was nice to have a little taste of home. Thank you for a lovely breakfast and a friendly welcome to Portland 😀

Brits abroad

I never seek out English food when travelling, why would i there so much other food to try, however I found kingsland on instagram and it looked so good we had to try it also convinced it must be owned by some Brits. We ordered the full english, obviously and we were not disappointed. little touches like Heinz beans and HP sauce make all the difference. The owner who was American but married to a Brit come over and we had a really nice chat. the food is lovely, the owners super friendly. I would love to go back and try their Sunday dinner.

Visiting Portland from the Midwest, and we know brunch. Kingsland Kitchen is a proven winner. The All American Breakfast is fantastic. An abundance of bacon and sausage. Tasty pancakes and toast with jam. Hash browns good too. Cassie S. is awesome. Left satisfied. Highly recommended.

Great Bloody mary

Came here for brunch on a sunday. Service was a bit slow but they were very busy. The menu options are great for both vegetarians and meat eaters. Overall very good and hearty meal but the breakfast potatoes were a miss for me. They tasted like they were dusted with raw cumin powder.

Hip English Breakfast

This was another favorite of ours for breakfast when we visited Portland. This bright and hip bistro of sorts was well staffed and had a great menu. We were promptly greeted and attended to very diligently with professional and friendly service throughout our whole dinning experience. If you are feeling hungry or got a bit of hangover, the full English breakfast was amazing. It had everything that it should have. The meats were excellent and it really hit the spot. From the lighter side menu is the avocado toast which wasn't so light. Add some smoked salmon and it is the bomb! This was a hearty open faced sandwich that was healthy and filling at the same time. Very elegantly plated and of course tasty. Had the charcoal chai and it was just amazing. The color and presentation of this drink was absolutely lovely. With the sweet herbs and spices added on top, finished it into a very exotic yet very enjoyable morning drink. We will defiantly eat here again on our next visit and do recommend it as a must if you looking for great places to eat.

Great Breakfast

I often come here when I drive in from out of town for a quick breakfast before going to work. They have a variety of delicious breakfast sandwiches as well as other breakfasts. The staff are very friendly and I am always welcomed warmly. It is fast. Not much waiting at all. Coffee is good quality. I have friends who go to lunch here, but I have not. They rave about how much they enjoy the sandwiches, burgers, etc.
