Comparing gated communties

Hi everyone,

Can you give me a bit of info when comparing Avians, Bella Vida and Lake Berkley communities? We are visiting from the UK and have stayed before at Vistana at Lake Buena Vista and a villa in Davenport’s. I just wondered which you would recommend, no small children in our party but would like to be reasonable distance to parks, I felt Davenport was too far last time we visited. Thank you!

When comparing the gated communities of Avians, Bella Vida, and Lake Berkley in the Orlando area, there are several factors to consider, such as proximity to the theme parks, amenities, and the overall atmosphere of each community. Since you've already stayed at Vistana at Lake Buena Vista and a villa in Davenport, I understand that you’re looking for something closer to the parks, with less of a travel time. Here's a detailed comparison of the three options:

  • Avians: This community is located in a great spot near the Disney area, specifically off US-192. It's just a short drive to the theme parks, which makes it ideal for those who want to be closer to the action without staying in a busy resort area. Avians offers a range of vacation homes and amenities, including a communal pool and a clubhouse. The area is quiet, and you’ll find restaurants and shopping options nearby. This could be a good option if you’re looking for a peaceful stay with quick access to the parks.
  • Bella Vida: Bella Vida is located in Kissimmee, a bit south of the main Disney area, but still within a reasonable drive to the parks. It’s a newer, well-maintained community, with plenty of townhomes and larger villas. The amenities here are great, with a large clubhouse, fitness center, pool, and even a playground. The community has a friendly, family-focused vibe, but since you're traveling with adults, you'll find that it’s still a quiet and relaxing environment. Bella Vida is also close to the US-192 corridor, so you have easy access to shopping and dining.
  • Lake Berkley: Lake Berkley is another gated community in Kissimmee, located a little further out compared to the other two. It offers a nice mix of vacation homes and townhouses. The amenities include a clubhouse, fitness center, pool, and a lake with walking trails, which adds to the tranquil atmosphere. While it’s a bit further from the Disney parks compared to Avians and Bella Vida, it's still within a 20-minute drive to the parks. The community is also close to various shopping centers and restaurants, but keep in mind that you’ll likely spend a bit more time driving to and from the parks.

Since you mentioned that Davenport felt too far last time, I would recommend Avians or Bella Vida as better options for proximity to the parks. Avians would be the closest to Disney and the other major parks, making it ideal if you're looking to minimize travel time. Bella Vida is also close and offers a bit more in terms of community amenities, but it may be a little farther from the parks than Avians. Lake Berkley, while nice and peaceful, might feel a bit further out for your preferences, especially if you’re aiming for quick access to the parks.

In summary:

  • Avians: Best for quick access to the parks, peaceful environment.
  • Bella Vida: Slightly farther than Avians, but still close to the parks with great amenities.
  • Lake Berkley: A bit farther from the parks but offers a tranquil, relaxed atmosphere.

All three communities offer a great base for visiting the parks, but Avians and Bella Vida would be the best options for minimizing travel time. I hope this helps with your decision!
