Where to stay in Kissimmee?

Hi, I am looking for a villa with private pool for 1 month in the Kissimmee area with easy access to the theme parks and Icon park. Because this is a long stay, I would also like to be nearby to amenities (supermarkets etc). I will also be going by myself so safety is a priority. Budget is approx £4k which I’m hoping will give me plenty of options? Super grateful for any recommendations on which areas/ roads could be the most suitable for me! Open to resort style locations too 🙂

For a one-month stay in Kissimmee with a private pool, close access to theme parks and Icon Park, and nearby amenities, there are several areas and types of accommodations to consider. Your budget of approximately £4,000 should provide a good selection of villas, especially in resort-style communities.

Recommended areas:

  • West Kissimmee / Celebration area:

This area is safe, quiet, and well-kept, with easy access to Disney World (10–15 minutes) and about 20–25 minutes to Universal and Icon Park. Supermarkets, restaurants, and shops are nearby. Villas here often come with private pools and gated community amenities.

  • Indian Creek / Davenport Road area:

Popular for vacation rentals and gated resorts. Many villas have private pools and are located within secure communities. Convenient drive to the parks, plus easy access to grocery stores and local dining.

  • Formosa Gardens / Bellavida Resort area:

These areas are popular for long-term rental villas, offering modern homes with private pools, gated access, and resort-style amenities. Close to supermarkets and within 10–15 minutes to Disney. Good safety record.

  • Highway 192 corridor:

Stretching from Kissimmee to Celebration, this area has a high concentration of vacation villas and resorts. Many properties are within walking distance of shops and restaurants, though traffic can be busy at times. Offers convenient access to all theme parks.

Tips for choosing a villa for a long stay:

  • Look for gated communities for added security and peace of mind, such as Windsor Hills, Solterra, or Champions Gate.
  • Check proximity to supermarkets like Publix or Walmart for daily needs and Icon Park for occasional outings.
  • Consider resort-style communities with shared amenities (gym, clubhouse, security) if you prefer social or leisure options beyond the private pool.
  • Use platforms like VRBO, Airbnb, or local property management companies specializing in Kissimmee long-term rentals to find villas within your budget.
  • Contact property managers directly for month-long discounts, as many will offer reduced rates for extended stays.

In summary, for safety, convenience, and amenities, west Kissimmee around Celebration, gated communities like Formosa Gardens, Solterra, or Windsor Hills, and the Highway 192 corridor are excellent choices. Your budget should allow a comfortable villa with a private pool and easy access to theme parks and Icon Park for your one-month stay.
